Builder / Developer Project Manager – Commercial Construction

Position Summary

We are seeking an experienced Project Manager – Commercial Construction to oversee projects from conceptual design through final close-out. This role will manage a diverse commercial portfolio including tenant improvements, hospitality, retail, and industrial construction projects.
The Project Manager is responsible for scheduling, budgeting, design coordination, and construction oversight, ensuring projects are delivered on time, within budget, and to the highest quality standards.

Key Responsibilities
  • Manage architectural and engineering teams, including preparation of Requests for Proposals (RFPs)
  • Oversee third-party consultants and coordinate project deliverables
  • Lead field teams including superintendents, subcontractors, and vendors
  • Ensure compliance with company policies, procedures, and job site safety standards
  • Coordinate with utility providers from initial engagement through installation
  • Develop and manage project estimates, budgets, and cost tracking
  • Evaluate subcontractor bids and prepare detailed scope of work documentation
  • Lead project buy-out, including contract and purchase order negotiations
  • Oversee RFI and submittal processes in coordination with project engineers
  • Develop and maintain project schedules and timelines
  • Review and manage change orders and cost adjustments
  • Track financial performance, including monthly job cost reporting
  • Manage project close-out, documentation, and final delivery
  • Ensure projects meet quality standards and owner expectations
Qualifications
  • Bachelor’s Degree in Construction Management, Engineering, or related field (preferred)
  • Minimum of 10+ years of commercial construction or development experience
  • Strong knowledge of estimating, scheduling, bidding, contracts, cost control, and safety practices
  • Experience operating in both builder and developer roles
  • Ability to manage complex construction projects and technical details
  • Proven leadership and team collaboration skills
  • Excellent organizational and multitasking abilities
  • Strong communication and relationship management skills
Preferred Experience
  • Proficiency with Bluebeam, Microsoft Project, and Autodesk Construction Cloud
  • Experience evaluating properties and preparing landlord work scopes and project budgets
  • Ability to review conceptual plans and develop accurate cost estimates for tenant improvements
  • Experience with commercial tenant upfits and renovations, including national tenants
  • OSHA 30 Certification
  • PMP Certification
