Santiam Heating & Sheet Metal has spent 30 years earning its reputation across Oregon and Washington. We have the customers, the trucks, the technicians, and the relationships. What we're building now is the commercial service engine that turns one-time HVAC installs into long-term relationships where we support the full equipment lifecycle. This role is the foundation of that.
WHAT THIS ROLE IS
Part hunter. Part relationship builder. Part field general.
You'll spend time in the field developing new commercial preventative maintenance (PM) agreements. That means walking sites, meeting facility managers and property owners, scoping equipment, and building proposals. You'll also work alongside your technicians: ride alongs, diagnostic support, coaching, and customer service. When you're not doing those things, you're working with ops and leadership on improving the systems around you.
Dispatch sits under operations. You're not tied to a board. Your job is to grow the business and develop the people who deliver it.
While this role points towards commercial, our technicians flex between residential and commercial settings. You’ll manage performance for both business units.
WHAT YOU’LL BUILD
Today we have a commercial PM base generating recurring revenue. We want to grow that base to 300+ agreements by the end of Year 3. This becomes the foundation of a scalable commercial service department.

COMPENSATION & BENEFITS
On Target Earnings (OTE)
· Year 1: $95,000–$110,000
· Year 2–3: $110,000–$155,000
Base Salary
· $75,000–$83,000 depending on experience
Commission Structure
· 7% on new PM agreement revenue
· 10% accelerator on strategic/multi-site accounts—schools, healthcare facilities, municipalities, multi-building properties
· 2% on repair and replacement revenue from new accounts you develop and own
· Commission is uncapped – your earnings scale directly with the department
Performance Bonus
· $7,000–$10,000 annually based on individual performance, department metrics, and company growth

WHAT YOU’LL DO
Commercial Growth & Relationship Development
· Develop new commercial PM agreements across Salem and the Willamette Valley
· Build and maintain relationships with facility managers, property managers, and business owners
· Conduct site walks, evaluate equipment condition, and identify maintenance, repair, and replacement opportunities
· Build PM proposals in coordination with dispatch, estimators, and technicians
· Transition commercial install customers into long-term service relationships through project handoffs
Field Leadership & Technician Development
· Ride along with technicians for QA, diagnostic support, and skills coaching
· Develop technicians' technical competency and communication skills
· Support after-hours triage for key commercial accounts
· Maintain high standards of workmanship and professionalism across the team
· Participate in annual performance reviews
Operations & Customer Experience
· Regularly use ServiceTitan to manage sales opportunities, track department KPIs, and drive team accountability
· Lead regular team huddles with residential and commercial service crews
· Improve consistency in service quality (including tools and training) and customer communication alongside operations and dispatch
· Collaborate across departments—residential and commercial install—to grow and support the health of the business
· Participate in recruiting, hiring, and onboarding processes for new technicians
WHAT WE'RE LOOKING FOR
Qualifications
· 7+ years of HVAC service experience preferably in commercial environments
· Proven ability to develop relationships and generate business
· Hands-on field experience with commercial HVAC systems and equipment lifecycle
· Track record of leading, coaching, or developing technicians in the field
· Comfortable communicating with facility managers and business owners
· Organized, accountable, and self-directed
· ServiceTitan or similar field service software experience preferred
· Valid driver's license with clean driving record
