Shifts:
- 2:00 PM – 11:00 PM, Sunday/Monday off
Responsibilities
Responsibilities will include but not be limited to minor building and tenant repair and/or construction projects and oversight, monitoring of building demolition, painting, brick work, tile work, flooring, replacement of defective building equipment, implementation of maintenance programs and work assignments as directed by the Management team.
Other Responsibilities:
- Support, maintain and perform all needed manufacturers’ and building standard minor labor functions for all mechanical, plumbing & electrical systems, HVAC, controls & water treatment in the Building. In addition to, as a primary function, perform locksmithing, painting, carpentry, tile work, plaster, sheetrock, etc.
- Employ service procedure & techniques indicative of first-class work. This includes planning of work, ensuring completion of work assignments in a timely and professional manner and the required paperwork/reporting as required.
- Assist in the monitoring and coordination Building projects, performance, inspections and reporting.
- Safe and efficient operation of all equipment, power and hand tools.
- Ability to work independently.
- Familiarity with OSHA and Safety Standards.
- Promote and contribute toward an overall effort in maintaining a high standard in the operation and appearance of the Building, as well as, tenant and peer relations through daily work practices
Qualifications
- Candidate must have, or be able to obtain within 3 years, a NYS Locksmithing License, SEIU Locksmithing, Plumbing, Electrical, Carpentry and associated troubleshooting courses
- Candidate must have or obtain the following NYC Certificates within six-(6) months of the starting date:
- Sprinkler & Standpipe Inspection (F22-F12)
- Oil Burner Low Pressure #6 P99
- Fuel Oil Transfer P98
- Fuel Handler S94
- Be available to work flexible shifts including overtime, weekends and holidays.
- Ability to attend training programs to improve capabilities constantly.
- Ability to work independently with minimal supervision and as a productive member of a team.
- Ability to troubleshoot, maintain & repair the following components/equipment including but not limited to:
- Repair and replacement of mortise & deadbolt locksets.
- Cylinder repining
- Repair, adjustment and replacement of automatic and manual door closures.
- Repair and replacement of doors and hinges.
- Installation, maintenance and repair of plumbing fixtures (faucets, flushometers, associated gate and ball valves, etc.).
- Fluorescent ballast changes, tombstone replacement, socket replacement, light fixture replacement, etc.
- Utilize computerized work order/preventative maintenance systems.
- Be proficient in technical cleaning, decreasing, protection, etc.
- Plastering, sheetrock, painting, filter replacement and radiator repairs.
Education:
- Be a Union Apprentice Program graduate or possess 5 to 7 years of demonstrated building maintenance experience as a handyman in either a luxury residential or commercial property or equivalent in construction trades
Physical Requirements:
- Ability to work in confined spaces, climb ladders, negotiate heights and lift at least 50 lbs.
- Ability to perform continuous manual labor including climbing and lifting while utilizing hand tools, as well as, walk, reach, carry as well as push and pull objects
