LOCATION: River Oaks District, Houston, TX

Pay: $90,000 - $110,000

Must have commercial real estate project management experience, no exceptions

Position Summary

The Project Manager is responsible for planning, design, and construction management of Capital Improvement and Tenant Improvement projects at River Oaks District. Reporting directly to the VP, General Manager, this position manages multiple projects of varying size and complexity from concept through close-out, ensuring delivery within approved scope, schedule, and budget while maintaining required quality standards and compliance with River Oaks District (ROD) guidelines, lease requirements, and industry best practices. The Project Manager plays a key role in strategic project planning and provides leadership and direction to internal teams, consultants, contractors, tenants, and other stakeholders. This position independently manages complex project processes, exercises sound professional judgment, and develops data-driven recommendations that consider operational, financial, and tenant impacts. Knowledge of/experience with building systems required: Central plant, chillers, boilers, cooling towers, BAS, Life Safety systems to name a few.

Duties and Responsibilities

Project Planning & Management

  • Manage multiple capital and tenant improvement projects through all phases, including planning, design, permitting, bidding, construction, and close-out.
  • Define project scope, budgets, schedules, cost estimates, and specifications in coordination with tenants and stakeholders, ensuring compliance with ROD standards.
  • Lead project teams and hold consultants, contractors, vendors, and stakeholders accountable to project goals, schedules, budgets, and quality requirements.
  • Conduct project meetings, site visits, progress reviews, and final inspections.
  • Manage change orders, RFIs, construction correspondence, invoice review, and overall financial project management.
  • Construction Oversight & Lease Administration
  • Monitor construction of tenant spaces and landlord improvements, including pre-construction meetings, move-ins, and move-outs, to ensure adherence to lease requirements.
  • Administer construction-related lease provisions, including interpretation and enforcement of exhibits, schedules, landlord vs. tenant scope, delivery milestones, close-out obligations, and design criteria.
  • Translate lease requirements into coordinated design, permitting, and construction direction.
  • Conduct building inspections and prepare follow-up reports to maintain safety, cleanliness, and appearance of the Center.

Design, Compliance & Permitting

  • Oversee and coordinate architectural, engineering, planning, and other design consultants.
  • Review, markup, and manage tenant and landlord design submittals to ensure compliance with ROD design guidelines, standards, and quality expectations.
  • Coordinate permitting and regulatory approvals with architects, expeditors, and City, State, and other agencies, as required.
  • Address nonconforming work and implement appropriate corrective actions.

Consultant, Vendor & Contractor Management

  • Manage consultant and vendor selection processes, including scope development, fee negotiations, and proposal evaluation.
  • Oversee bid and solicitation activities and support award recommendations.
  • Assist with preparation and administration of contracts for consultants, contractors, and vendors.
  • Monitor performance of design professionals, contractors, subcontractors, and FF&E suppliers/installers.

Tenant Coordination, Storefronts & Signage

  • Support tenants move-outs and new construction delivery, including temporary barricades, debranding, and asset protection.
  • Coordinate storefront, signage, and graphics installations in accordance with Center design guidelines and the Signage Master Plan.
  • Work closely with tenants and internal teams to ensure consistency of Center assets and branding.

Reporting & Approvals

  • Prepare Request for Action (RFA) reports and other documentation requiring ownership approval.
  • Provide monthly capital and tenant improvement status reports for ownership and senior leadership.
  • Support internal and external project reviews and approvals.
  • Budgeting and forecasting.

Minimum Qualifications

  • Bachelor's degree in construction management, Architecture, Engineering, or a related discipline from a regionally accredited college or university.
  • Minimum of five (5) years of comparable professional experience in construction project management.
  • Credentials must be obtained prior to the start of employment.

Preferred Qualifications

  • Experience managing commercial retail or mixed-use construction projects.
  • Demonstrated experience managing projects ranging from approximately $50,000 to $10M+ in construction value.
  • Accredited degree and/or professional certifications related to construction, architecture, or engineering.
  • Proficiency in Microsoft Office (Word, Excel), Impak, MRI and project management software/systems.
  • Superior communication skills and presentations skills desired.
