Role Overview
We are seeking a strategic and results-driven Commercial Construction Contract & Procurement Manager to lead sourcing, contracting, and supplier management for commercial construction projects, including new builds, renovations, and infrastructure upgrades. Reporting to the VP, Construction Services, this role ensures cost-effective procurement, contract compliance, and timely delivery of materials and services across all active projects.

This position plays a critical role in optimizing construction supply chains, managing vendor relationships, and driving operational efficiency across the design and construction lifecycle.

Key Responsibilities

Strategic Procurement & Category Management

  • Develop and execute procurement and sourcing strategies aligned with project scope, timelines, and business objectives
  • Support category strategy development and execute national and project-based sourcing initiatives
  • Conduct market analysis to identify cost-saving opportunities and emerging supplier solutions

Supplier, Vendor & Contractor Management

  • Identify, evaluate, and onboard construction suppliers, contractors, and equipment vendors
  • Negotiate pricing, contracts, and commercial terms to ensure competitiveness and compliance
  • Manage vendor performance, ensuring adherence to contract terms, quality standards, and delivery schedules
  • Establish alternative supplier options to reduce supply chain risk and improve resilience

Contract Management & RFP Execution

  • Lead contract drafting, review, and redlining to maintain corporate standards and mitigate risk
  • Manage RFP processes including solicitation, evaluation, financial analysis, and award recommendations
  • Oversee contract lifecycle management across multiple suppliers and manufacturers

Project Sourcing & Delivery Support

  • Coordinate procurement of materials, equipment, and services for commercial construction projects
  • Ensure timely delivery aligned with construction schedules and project milestones
  • Collaborate with project managers, architects, engineers, and contractors to ensure specification compliance

Budgeting, Cost Control & Reporting

  • Partner with finance teams to develop and manage project procurement budgets
  • Track spend against forecasts and identify opportunities for cost optimization
  • Analyze market trends, pricing shifts, and supply chain conditions to inform sourcing decisions

Leadership & Cross-Functional Collaboration

  • Mentor and support junior procurement team members
  • Build strong relationships with internal stakeholders and external vendors
  • Drive alignment between procurement strategy and construction execution teams

Required Qualifications

  • Bachelor's degree in Construction Management, Supply Chain, Procurement, Business, or related field (or equivalent experience)
  • Minimum 5+ years of experience in construction procurement or sourcing within commercial construction
  • Experience supporting new builds, renovations, and large-scale commercial projects
  • Strong contract negotiation, vendor management, and RFP execution experience
  • Deep understanding of construction materials, timelines, and procurement best practices
  • Minimum 5 years of leadership or management experience in procurement or related functions
  • Minimum 3 years of functional procurement experience in construction environments

Preferred Qualifications

  • CPSM, PMP, or other relevant certifications
  • Experience sourcing specialized construction equipment or managing national supplier contracts
  • Background in cost optimization, category management, or strategic sourcing
