JOB DUTIES

• Primary responsibilities include supporting the development and execution of the AMH residential housing portfolio capital projects.

• Provide operational support, including budget and material contract review for capital expenditures, and other operating items for AMH projects at JBER.

• Participate in project scoping and budgeting of remodel projects and other reinvestment projects.

• Coordinate aspects of the due diligence process including but not limited to feasibility studies, geotechnical evaluations, environmental assessments, and surveys.

• Ensure adherence to all dates and processes within a project to ensure the project progresses as anticipated including but not limited to critical dates within development agreements, leases, purchase agreements, permitting, and construction.

• Perform and oversee quality control checks to include evaluation of product throughout project execution, adherence to contracts, adequate quality and delivery of services.

• Facilitate engineers, architects, and other consultants in guiding each project through its governmental approvals process to obtain all permits required for a project.

• Coordinate aspects of the bidding process for outside contractors.

• Communicate project status and updates to the Project Manager and stakeholders throughout the project to ensure critical components are not missed and risks are identified.

• Perform preventative Property and Infrastructure inspections to document the state of homes and infrastructure using relevant tools and equipment; meticulously documenting via electronic inspections applications.

• Provide guidance to employees assigned to complete capital project work tasks.

• Ensure implementation of the scheduled maintenance work, work order tracking and completion for all capital project/AMH identified work orders.

• Adherence to CBA policies.

• Manage and oversee all urgent, emergency, routine, and preventative maintenance playground work orders, delivering on scope, schedule, and budget.

• Ensure compliance with state, local, and federal regulations.

• Administrative initiatives, including but not limited to:

• Assist with departmental operation improvements and/or changes.

• Attend staff and management meetings and communicates information with employees.

• Liaise or attend governmental meetings and communicates information with impacted parties.

• Attend training to develop relevant knowledge and skills.

• Ad hoc assignments.

QUALIFICATIONS REQUIRED

Minimum Qualifications

• High school diploma or equivalent required.

• Bachelor’s Degree preferred.

• Two years maintenance or technical experience, including one year of customer service experience.

• Experience in the property management field preferred.

• Must be adept in the use of Microsoft Office, Excel, PowerPoint, and Outlook.

• Strong verbal and written skills.

• Ability to interact effectively with all levels of employees, management, or customers..

Certifications

• Valid Alaska Driver’s License; possession of functional, insured vehicle.

• Ability to be insured by company’s auto insurance.

• Ability to obtain applicable safety, engineering, mechanical, and property-related certifications as deemed necessary.

• While performing the duties of this job, the employee is required to sit, stand, walk, climb, balance, kneel, bend, crouch, stoop, crawl; use hands to find or handle objects, tools, controls or equipment; talk and hear.

• Must be able to climb stairs and ladders with potential heights exceeding 24’ or greater to access roofs, pits, attics, etc.

• Special vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to focus. Adequate vision to operate vehicles and equipment in daylight and darkness.

• The employee must regularly lift and/or move up to 20 pounds, and infrequently lift and/or move up to 50 pounds (with assistance of a hand truck).

  • Work is performed at various locations within the properties managed by JL Properties, Inc., and

owned by Aurora Military Housing, LLC, Aurora Military Housing II, LLC, and Aurora Military Housing

III, LLC at Joint Base Elmendorf-Richardson, Alaska.

  • The employee occasionally works near moving mechanical parts and in high, precarious places, or

confined space, and is occasionally exposed to fumes or airborne particles.

  • The employee will be required to work in outside weather conditions for periods of time (25%-50% of

time).

  • The employee must be able to walk distances outside in all weather conditions-winter and summer.

Supervision Exercised

The Capital Projects Coordinator is a guide and

support to all Supervisors and Managers at AMH

and may stand in for the Project Manager in a

support capacity. The Capital Projects

Coordinator will schedule and assign work to

union personnel and to ensure work is completed

within required timelines, as needed.

Supervision Received

The Capital Projects Coordinator must

possess the capability to work independently,

under the supervision of the Project Manager

and/or General Manager. This position

reports directly to the Project Manager
