The CAM (Common Area Maintenance) Reconciliations Specialist is responsible for accurately preparing, reviewing, and finalizing CAM reconciliations within a high-volume, deadline-driven environment. This role requires strong analytical skills, attention to detail, and the ability to perform under tight close timelines while maintaining accuracy and compliance. You will play a critical role in the month-end and year-end close process, partnering with accounting, property management, and operations teams to ensure timely and accurate reconciliation of expenses and tenant billings.

Job Details

Key Responsibilities
  • Prepare and complete CAM reconciliations within strict close deadlines across a portfolio of properties
  • Analyze operating expenses and allocate costs to tenants in accordance with lease agreements
  • Review and validate financial data to ensure accuracy, completeness, and compliance with accounting standards
  • Identify, investigate, and resolve discrepancies or variances in expense allocations
  • Collaborate with internal teams (Accounting, Property Management, Asset Management) to gather supporting documentation and clarify expense details
  • Respond to tenant inquiries and audit requests related to CAM charges and reconciliations
  • Maintain detailed documentation to support reconciliations and audit trails
  • Assist in process improvements to enhance efficiency, accuracy, and scalability in the reconciliation process
  • Support month-end and year-end close activities, including meeting aggressive deadlines

Qualifications
  • 2+ years of experience in CAM reconciliations, commercial property accounting, or related financial role
  • Strong understanding of lease language and expense recovery structures (preferred)
  • Advanced Excel skills (pivot tables, v-lookups, data analysis)
  • High attention to detail with the ability to manage large volumes of data accurately
  • Proven ability to work effectively in a fast-paced, deadline-driven environment
  • Strong problem-solving and analytical skills
  • Excellent communication skills for cross-functional collaboration and tenant-facing interactions
  • Bachelor’s degree in Accounting, Finance, or related field
