The adopted code includes state and national regulations like the Americans with Disabilities Act, Fair Housing Act, etc. Facilitates entire plan review process by acting as the project manager. Ensures all departments with a stake in the project reviews and approves their scope (Fire, Public Works, State, Engineering, Environmental, etc.). Must be thoroughly familiar with all aspects of all adopted code applicable in Sedgwick County including the contracted municipalities. Review building construction plans for compliance with adopted codes and regulations. - Examine building plans for structural, non-structural, and land use/zoning regulations. - Consolidate all agency reviews into the project write-up, and communicate requirements to the applicant using plan review software. - Conduct on-site, preliminary inspections of buildings for addition or alteration plans as needed. - Suggest alternatives for bringing non-compliant plans into compliance with the design professional. - Collaborate with inspection staff regarding interpretation of final plans. Participate in preliminary review of proposed construction projects and/or consultation on current construction projects. - Conduct preliminary investigations for proposed construction and prepares written reports. - Consult with architects, engineers, contractors, developers, and the public in regard to compliance with the zoning ordinance, subdivision, accessibility standards, and adopted codes. - Offer alternative methods to achieve code compliance. - Travel to off-site meeting locations as needed. Customer Inquiries - Answer phones, respond to e-mail requests within one business day and assist with questions related to projects. - Use proper etiquette including verifying customer hand-off and giving customer accurate information.
