What You Will Do

This position will be filled at the Building Manager 1 or Building Manager 2 level, depending on the skills of the selected candidate.

Join the Weapons Facilities Operations (WFO) team supporting safe, reliable, and efficient facility operations across assigned portfolios. Building Managers serve as key operational leaders responsible for coordinating maintenance activities, supporting mission execution, partnering with customers, and ensuring facility systems remain operational and available.

Building Managers are expected to maintain an active presence within assigned facilities and portfolios. This role requires routine field engagement, facility walk-downs, customer interaction, coordination with operations and maintenance personnel, and direct involvement with facility conditions and work execution activities. This position is not intended to be primarily administrative or desk-based.

This posting is under the Associate Laboratory Directorate for Weapons Engineering (ALDW).

In this role, you will:
  • Serve as the primary operational interface between facility customers, maintenance organizations, engineering, and operations support organizations
  • Support safe and reliable facility operations through execution of maintenance activities, operational planning, and coordination activities
  • Balance field presence, customer engagement, operational planning, and administrative responsibilities to maintain effective support across assigned facilities
  • Coordinate with Facility Operators, Maintenance, Engineering, Programmatic organizations, and Operations Management to maintain operational continuity
  • Maintain routine field presence through facility walkdowns, equipment monitoring, direct customer engagement, issue identification, and ownership of operational concerns within assigned portfolios
  • Assist with planning and execution activities including work control, maintenance prioritization, outage coordination, and execution readiness activities
  • Maintain operational awareness by routinely assessing facility conditions, monitoring system performance, identifying emerging risks, and engaging customers and support organizations directly
  • Support implementation of Conduct of Operations, Integrated Work Management, and safe work execution principles
  • Support operational planning meetings, execution meetings, facility walk-downs, and customer engagements to improve communication and execution effectiveness
  • Drive continuous improvement initiatives focused on reliability, operational efficiency, customer satisfaction, and execution performance

Building Manager 1 ($80,400 - $127,900)
  • Knowledge of facility operations, maintenance processes, mechanical/electrical systems, and facility infrastructure
  • Ability to communicate effectively with customers, maintenance personnel, operators, engineers, and leadership
  • Experience utilizing work management systems, Computerized Maintenance Management System (CMMS) tools, Excel, and operational reporting tools
  • Ability to identify problems, support troubleshooting efforts, and drive corrective actions
  • Ability to work independently while coordinating across multiple organizations and priorities
  • Ability and willingness to routinely work within assigned facilities, maintain field presence, and operate effectively within dynamic operational environments



Building Manager 2 ($87,800 - $143,000)

Additional Job Requirements for Building Manager 2:

In addition to the requirements outlined above, qualification at the higher level requires:
  • Demonstrated experience leading facility operations activities and coordinating execution across multiple organizations
  • Experience with Building Automation Systems (BAS), Lock Out/Tag Out (LO/TO) principles, work control, configuration management, and operational planning activities
  • Experience leading improvement initiatives, operational programs, or moderately complex projects
  • Demonstrated understanding of Conduct of Operations, Integrated Work Management (IWM), and operational risk management principles

Education/Experience at Lower Level: Position requires a Bachelor's Degree in an Engineering or related technical discipline, or an equivalent combination of related experience and education.

At this level, additional training, certifications and/or education may be desirable (Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods)

Education/Experience at Higher Level: Position requires a Bachelor's Degree in an Engineering or related technical discipline and 3 years of related experience, or an equivalent combination of related experience and education.

At this level, additional training, certifications and/or education may be desirable (Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods)

Desired Qualifications:

  • Facility operations experience
  • BAS / Heating, Ventilation, Air Conditioning (HVAC) familiarity
  • Experience with maintenance planning or work execution
  • Project management experience
  • International Facility Management Association (IFMA) / Building Owners and Managers Institute (BOMI) certifications
  • Active Q Clearance
  • Demonstrated customer engagement and relationship building skills
  • This role requires comfort operating in fast-paced environments where priorities shift, customer needs evolve, and independent decision making is routinely required to support mission execution.

Work Location: The work location for this position is onsite and located in Los Alamos, NM. All work locations are at the discretion of management.

Position commitment:Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. If an employee has not served the time required, they may only apply for Laboratory jobs with the documented approval of their Division Leader. The position commitment for this position is 1 year.

Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2. Clearance: Q (Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements* for access to classified matter. This position requires a Q clearance, and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing.
