Overview of the Job
The Building Maintenance Worker 3 is a journey-level position responsible for semi-skilled and skilled maintenance tasks across the 87-acre campus of the Tennessee School for the Blind. Reporting to the Maintenance Supervisor, this role ensures a safe, functional, and productive learning environment by performing routine repairs, system maintenance, groundskeeping, minor construction, basic welding, and preventative inspections. Working independently or in teams, the technician manages work orders, responds to facility emergencies, provides leadership to team members, interacts with external vendors, and operates heavy equipment and maintenance tools.
Candidate Compliance & Background Requirements
• Fingerprinting & Background Check: Candidates must undergo and pass mandatory TBI/FBI fingerprinting, Tennessee and Federal criminal history checks, child abuse records, and employment verifications.
• Strict Policy: Due to the school setting, any discrepancies or red flags on the fingerprinting report will result in automatic disqualification. Outdated red flags must be officially cleared prior to submittal.
Job Specifications
Primary Responsibilities
• Perform structural repairs on interior/exterior facility components, including doors, windows, flooring, woodwork, drywall, building walls, minor roofing, shelving, caulking, and minor construction projects.
• Execute routine trade tasks in plumbing (unstopping commodes/drains, repairing leaks, replacing fixtures), electrical (rewiring outlets/breaker boxes, replacing light bulbs, ballasts, low voltage transformers, power poles, wall switches, receptacles), and HVAC (changing filters, belts, motors).
• Perform basic welding, equipment inspections, and routine repair work utilizing maintenance manuals, drawings, and diagrams.
• Maintain 87 acres of school grounds, including policing grounds, fence repairs, sidewalk installation, snow removal, landscaping (planting flowers, mowing, sharpening blades, changing mower oil/filters), and operating heavy equipment (tractors, mowers).
• Conduct daily facility walk-throughs and scheduled preventative maintenance inspections across electrical, plumbing, HVAC, laundry, and food service systems to prevent equipment breakdowns.
• Process, execute, and log work orders using computer-based maintenance systems; track supply inventory and record time worked/leave requests via HR software.
• Set up cubicle spaces, conference rooms, and event spaces; move large furniture, file cabinets, and equipment; assist in unloading and restocking supplies.
• Operate tools, power equipment, plungers, sewer rodders, drills, skill saws, grinders, pick-up trucks, golf carts, watercraft, and state vehicles safely.
• Provide direction, oversight, and guidance to team members as needed; communicate professionally with outside vendors, customers, students, staff, and agency coordinators.
• Maintain availability for emergency response, on-call duties, or overtime to ensure uninterrupted school operations.
Required Knowledge, Skills, and Abilities
• Physical Demands: Physical strength to lift 50–80 lbs and perform manual labor across various weather conditions and working heights.
• Deep understanding of standard practices, materials, and safety codes (including OSHA) for carpentry, plumbing, and electrical trades.
• Ability to read and interpret construction drawings, blueprints, maintenance manuals, and chemical Safety Data Sheets (SDS).
• Strong interpersonal, communication, and organizational skills to interact professionally across all campus levels and solve maintenance issues.
• Computer literacy to process work orders, manage inventory, and log hours worked in HR software.
• Valid State Driver's License.
Preferred Qualifications
• Universal EPA/HVAC Certification.
• Heavy Equipment Operation Certification.
• OSHA 10-Hour Safety Certification.
• Specialized trade licenses (electrical or plumbing).
Education and Experience
• High School Diploma, GED, or equivalent required.
• 2–4 years of increasingly responsible experience in general building maintenance and mechanical trades.
