Qualifications
Prior maintenance experience in a Class A luxury apartment community strongly preferred
Proven experience in apartment, residential, commercial, or facilities maintenance
Ability to work independently and successfully manage maintenance operations as the sole maintenance role for the property
Strong working knowledge of HVAC, plumbing, electrical systems, appliances, building systems, and general repairs
HVAC certification required
CPO certification preferred
Ability to read and interpret wiring diagrams, schematics, and technical manuals
Experience using diagnostic tools for electrical and mechanical troubleshooting
Familiarity with property management software, work order systems, or CMMS platforms preferred
Strong attention to detail and ability to maintain luxury property standards
Excellent time management, organization, and follow-through
Ability to prioritize work orders, turns, preventive maintenance, emergencies, and vendor coordination
Professional appearance and strong resident-service skills
Ability to lift 50+ pounds and perform physical tasks throughout the day
Valid driver’s license and reliable transportation required
Availability to serve as the primary on-call maintenance contact for after-hours emergencies
Key Responsibilities
Serve as the sole on-site maintenance professional for the property
Complete daily work orders accurately, professionally, and in a timely manner
Perform routine inspections and preventive maintenance on building systems, HVAC units, plumbing, electrical components, appliances, amenities, and facility infrastructure
Troubleshoot mechanical, electrical, plumbing, HVAC, and appliance issues using schematics, wiring diagrams, technical manuals, and diagnostic tools, including multimeters and ohmmeters
Perform repairs involving electrical wiring, plumbing, HVAC systems, drywall, carpentry, appliance repair, locks, hardware, and residential painting
Assist with apartment turns and make-readies to ensure homes are move-in ready and meet luxury Class A standards
Maintain the overall appearance, cleanliness, and functionality of common areas, amenities, grounds, and building systems
Operate property management or work order systems to document work orders, track maintenance history, and schedule preventive maintenance
Serve as the primary on-call maintenance contact and respond to after-hours emergency maintenance calls as required — no lockouts
Assist with larger capital improvement, renovation, or property enhancement projects as needed
Conduct routine safety inspections and follow all company safety policies and procedures
Communicate clearly and professionally with residents, vendors, team members, and management
Provide exceptional customer service while representing the community in a professional manner
Take initiative in identifying maintenance needs, property deficiencies, and opportunities for improvement
Building Maintenance Engineer – Luxury Class A Apartment Community
Job Summary
We are seeking an experienced and highly skilled Building Maintenance Engineer to join our luxury Class A apartment community. This is the sole maintenance role for the property and will serve as the primary on-site maintenance professional responsible for the overall upkeep, operation, and presentation of the community.
This position is also the primary on-call maintenance role for the property and requires the ability to respond to after-hours emergency maintenance needs as required.
The ideal candidate will have prior Class A multifamily maintenance experience, strong technical knowledge, excellent problem-solving skills, and a customer-service mindset. This position requires someone who takes pride in their work, can operate independently, and understands the expectations of maintaining a high-end residential community.
