This is a full‑time, hands‑on position for a mechanically inclined professional who enjoys troubleshooting building systems, performing preventative maintenance, and helping ensure safe, efficient, and reliable building operations.The position is scheduled Monday through Friday, 7:00 AM to 4:00 PM , and participates in a rotating on‑call schedule approximately every 3–4 weeks to support after‑hours building operations and emergency response.Whether you are an experienced Building Engineer or looking to continue growing your commercial facilities maintenance career, this role offers the opportunity to work alongside a collaborative property management team supporting a high‑quality commercial portfolio.Location: Stamford, CTResponsibilities Perform preventative maintenance, troubleshooting, repair, and general upkeep of commercial building systems and equipmentOperate, inspect, maintain, and repair HVAC, mechanical, plumbing, electrical, and building automation systems (BAS)Maintain commercial HVAC equipment, including air handlers, fans, motors, VAV systems, pumps, chilled and condenser water systems, heating and hot water systems, supplemental heating and cooling equipment, and domestic water systemsPerform preventative maintenance, including filter changes, belt replacements, lubrication, cleaning, inspections, and minor component repairsAssist with the operation and maintenance of the Building Automation System (BAS), Energy Management System (EMS), and Fire/Life Safety SystemsRespond promptly to tenant service requests involving HVAC, plumbing, lighting, electrical, carpentry, painting, furniture moves, and general maintenanceConduct routine inspections of mechanical rooms, rooftops, common areas, and exterior areas while maintaining accurate maintenance logs and work order documentationPerform interior and exterior lighting maintenance and re‑lamppingRead and interpret blueprints, schematics, technical manuals, and equipment specificationsMaintain clean, organized, and safe mechanical and electrical spacesParticipate in the rotating on‑call schedule to respond to after‑hours building emergencies and operational issuesCommunicate effectively with supervisors, vendors, tenants, and ownership representatives regarding building conditions, maintenance activities, and completed workPerform all work in accordance with BLT safety standards, operating procedures, and applicable building codesQualifications 2+ years experience in commercial building maintenance, facilities maintenance, HVAC, plumbing, mechanical systems, or a related tradeWorking knowledge of commercial HVAC, electrical, plumbing, and mechanical systemsAbility to troubleshoot building equipment and perform preventative maintenance independentlyFamiliarity with Building Automation Systems (BAS) and Energy Management Systems (EMS) preferredBasic knowledge of local, state, and national building and mechanical codesAbility to safely operate hand tools, power tools, and maintenance equipmentAbility to participate in a rotating on‑call schedule and respond to after‑hours emergenciesValid driver's license preferredRelevant trade licenses, EPA certification, or other industry certifications are a plusPhysical Requirements Ability to lift and carry up to 50 poundsAbility to climb ladders, work at heights, and access mechanical spacesAbility to stand, walk, bend, kneel, and perform physical tasks throughout the workdayAbility to work both indoors and outdoors in varying weather and temperature conditionsCompensation & Benefits BLT offers a competitive compensation and benefits package, including:Medical, dental, and vision insurance401(k)Life insurancePaid vacation, sick time, and holidaysTuition reimbursementEmployee housing discount at BLT propertiesBLT is an equal opportunity employer.
