About the Role:

As a CBRE Associate Real Estate Manager, you are responsible to work with the Real Estate Manager or higher staff in managing all aspects of a single property or portfolio of commercial, industrial, or retail properties including marketing, operations, and financial activities in accordance with the real estate management agreements and CBRE policies. The ideal candidate is a highly engaged and operationally curious professional who enjoys working closely with building teams, tenants, vendors, and management. This role is best suited for someone who asks questions, seeks feedback communicates proactively, and enjoys learning all aspects of commercial building operations. Success in this position requires strong judgment, ownership, collaboration, and a willingness to continuously develop operational and leadership skills.

This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.

What You'll Do:

  • Use independent discretion, respond to tenant needs ensuring that administrative and building technical staff resolve problems promptly and/or contracts for vendor services as required. Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards. Use sound judgment and proactively communicate with management, tenants, vendors, and building staff to resolve issues promptly. Seek alignment when needed while demonstrating increasing ownership and independence.
  • Perform periodic regular property inspections. Based on independent review and assessment, recommend to clients and/or approve on client's behalf the alterations, maintenance and reconditioning as necessary. Contract for and supervise vendor services as required. Conduct regular building walk throughs and engage directly with engineering, security, janitorial, and tenant-facing teams to identify opportunities, address issues, and improve building operations. Assist with leasing and client tours and events.
  • Manage and give approvals for accurate payment of vendor invoices on behalf of the property owner in compliance with the management agreement and CBRE policies
  • Manage the preparation of and give approvals on accurate tenant billings.
  • At owner's discretion, market the property, showing space to prospective tenants. Coordinate tenant move-ins and move-outs, and "walks-through" spaces with tenants and tenant improvement department.
  • Act as key contact with property owners to ensure that objectives as being met. Prepare and deliver timely, accurate and complete reports. Maintain strong communication with management and provide timely updates regarding priorities, challenges, risks, and operational activities.
  • Develop and control annual budgets for operating and capital expenses based on operating knowledge of the property/portfolio. Forecast management plans and prepare monthly performance, explaining variances.
  • Collect rent and pay expenses in compliance with lease terms. Obtain account receivable aging reports and independently initiate procedures to address tenant delinquencies. Prepare all required legal notices. Recommend and coordinate legal action as necessary.
  • Develop business relationships through membership and participation in professional, industry/trade and civic organizations.
  • Execute all areas defined as part of the Real Estate Manager job description duties in the absence of the Real Estate Manager.
  • Apply general knowledge of standard principles and techniques/procedures to accomplish assigned tasks and solve routine problems.
  • Have a broad knowledge of own job discipline and some knowledge of several job disciplines within the function.
  • Lead by example and model behaviors that are consistent with CBRE RISE values. May convince to reach an agreement.
  • Impact the quality of own work and the work of others on the team.
  • Work primarily within standardized procedures and practices to achieve objectives and meet deadlines.
  • Explain complex information to others in straightforward situations.

What You'll Need:

  • Bachelor's Degree preferred with 2-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
  • Real Estate license if state required .
  • Understanding of existing procedures and standards to solve slightly complex problems.
  • Ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Strong organizational skills, intellectual curiosity, and a proactive communication style.
  • Demonstrated ability to build relationships across multiple teams and department.
  • Strong critical thinking and problem solving skills.
  • Ability to prioritize effectively in a fast-paced operational environment.
  • Comfortable seeking feedback, asking questions, and learning from others.
  • Strong professional presence and interpersonal skills.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Associate Property Manager position is $115,000 annually and the maximum salary for the Associate Property Manager position is $130,500 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
