Now Hiring: Assistant Service Manager!
We are seeking an Assistant Service Manager with a "Whatever It Takes" approach to join our team at our 212-unit community in Beavercreek, OH! This full-time role is ideal for a strong maintenance professional who can balance leadership with hands-on support while partnering closely with the Service Manager to ensure the community meets company standards and applicable laws.
As the Assistant Service Manager, you will help to:
- Manage, develop, and mentor the team in diagnosing problems and making repairs
- Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, preventative maintenance, carpentry, exterior structure, and appliance repair
- Support the Service Manager with day-to-day maintenance operations while maintaining a strong team-first mentality
- Be accountable for establishing and preparing a 24-hour on-call schedule for your team
- Manage and organize inventory of all maintenance materials
- Establish an on-call schedule, preventative maintenance schedule, make-ready schedule, and general work order schedule for the team
- Regularly inspect community buildings, including vacant units
- Assist with vendor coordination and overall workflow management
- Complete tasks assigned by the Service Manager
Compensation & Incentives:
- Base Pay: $22.00 - $24.00/hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:
- Monday - Friday: 8:00 AM - 4:30 PM
- Paid rotating on-call participation required
- Must be available and prepared for emergency events
- Schedule subject to change based on business needs
What We'll Expect From You:
- Active and valid driver's license and personal vehicle
- HVAC certification required; EPA/CFC certification strongly preferred
- Strong time management and organizational skills
- Ability to manage vendors and support team operations effectively.
