We are currently seeking an Assistant Property Manager at CommonPlace!

Job Description:

The Assistant Property Manager is responsible for supporting the Property Manager in overseeing the daily operations of the property under the established budgeted financial and operational goals. The Assistant Property Manager performs marketing, leasing, and resident-related functions to maintain budgeted or greater occupancy for the property.

Job Responsibilities:

  • Completes the daily transactions and tasks related to the financial operation of the property by collecting and posting rent, fees, and other payments, processing bank deposits, dispositions, reconciling bank accounts, and processing invoices and payables
  • Prepares financial reports, monthly close-out, and all bookkeeping tasks
  • Ensures delinquency is minimal by implementing procedures for collecting rents, balances, and move-out debts
  • Enforces strict rent collection policy and follows established procedures relating to evictions by following proper notice requirements, evicting residents, and representing the community as required in court proceedings
  • Prepares and serves 3 Day Notices accurately
  • Processes resident move-outs by reviewing and applying applicable charges and follows the disposition process in accordance with company procedures and legal requirements
  • Creates organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution
  • Maintains precise data in the property manage software (Appfolio) and performs frequent updates and back-ups to ensure the integrity and accuracy of the system
  • Utilizes lead generation system to drive occupancy.
  • Oversees leasing process - conducts tours, responds to leads, ensures marketing is accurate, verifies qualified applicants, certifies lease administration is thorough, confirms demographics are correct, and ensures move-in ready status
  • Responds to resident issues and requests by exercising sound judgement and taking appropriate action
  • Promotes resident retention by building positive relationships, oversees timely completion of maintenance requests, plans community events, and conducts resident follow-ups
  • Prepares lease renewal letters, monitors renewals, and ensures lease renewal documents are signed
  • Demonstrates daily care for the physical asset by ensuring grounds, amenities, and office are clean and immaculately maintained
  • Acts as the on-site supervisor in the absence of the Property Manager by managing and delegating on-site staff, vendors, and the operations of the community in compliance with company policies, procedures, and business practices

Requirements:

  • 3 - 5 years of property management or lateral experience
  • Competent in Fair Housing and must complete Fair Housing Certification
  • Leadership experience
  • Strong conflict-resolutions skills
  • Self-motivated with attention to detail
  • Ability to maintain positive relationships with internal and external contacts
  • Ability to exercise sound judgement
  • Accurate accounting skills
  • Ability to walk and stand for extended periods of time
  • Appfolio experience preferred
  • Valid Driver's License and current insurance as securing supplies and travel to other properties maybe needed.

Compensation:

  • $25.00 per hour + incentives
