## Position Summary
We are hiring an Assistant Property Manager to support the Property Manager in running our Marietta apartment community day-to-day. You'll be the second-in-command on-site: leasing units, managing resident relations, collecting rent, administering leases, and stepping in to run the property when the Property Manager is out. The right person is organized, customer-focused, and comfortable owning the details that keep a property running well.
## What You'll Do
- Lease available units — conduct tours, follow up with prospects, and convert leads into signed leases
- Process applications, run screenings, and prepare lease documents
- Collect rent, post payments accurately, and manage delinquency follow-up (notices, payment plans, court filings as needed)
- Handle move-ins and move-outs, including unit inspections and security deposit accounting
- Respond to resident inquiries promptly and resolve concerns with professionalism
- Maintain accurate resident files and lease documentation in AppFolio
- Coordinate daily with the maintenance team on service requests, turns, and resident issues
- Support the lease renewal process — offers, negotiations, and documentation
- Prepare daily, weekly, and monthly reports as directed by the Property Manager and corporate office
- Step in as acting Property Manager when the PM is unavailable
- Ensure full compliance with Fair Housing laws and company policies in all interactions
## What You Bring
**Required**
- 1+ year of multifamily leasing or property management experience
- Strong customer service and communication skills — written and verbal
- Working knowledge of Fair Housing laws
- Proficiency with property management software (AppFolio strongly preferred)
- Comfortable with Microsoft Office (Outlook, Excel, Word)
- Strong attention to detail and ability to manage multiple priorities
- Valid driver's license
- Bilingual English/Spanish (required — must be able to communicate fluently with residents and prospects in both languages)
**Preferred**
- CAM, NALP, or ARM designation (or working toward one)
- Prior experience handling collections and delinquency in a workforce or Class B community
## Compensation & Benefits
- **Pay:** $50,000 – $60,000 per year (commensurate with experience)
