Working alongside the Maintenance Supervisor, you'll help oversee the daily maintenance operations of the community while ensuring our residents enjoy an exceptional living experience. Key Responsibilities

As the Assistant Maintenance Supervisor, you will assist in leading the maintenance team while maintaining the highest standards of quality throughout the community.

Responsibilities include:

• Assist in supervising maintenance operations, service technicians, and grounds staff
• Perform and oversee apartment make-readies, service requests, and preventative maintenance
• Step into the Maintenance Supervisor role during absences
• Diagnose and repair electrical, plumbing, HVAC, appliance, carpentry, irrigation, and other building systems
• Ensure service requests are completed within 24 hours whenever possible
• Complete turnkey work, including painting, repairs, lock changes, inspections, and debris removal
• Maintain accurate maintenance records within OneSite, including work orders, make-readies, preventative maintenance, and asset tracking
• Maintain maintenance inventory, tools, equipment, and shop organization in compliance with OSHA standards
• Coordinate vendors and monitor contractor performance
• Assist with pool operations, landscaping, and maintaining exceptional curb appeal
• Conduct preventative maintenance on equipment and apartment homes
• Train and mentor maintenance team members while promoting a strong safety culture
• Conduct quarterly safety meetings and maintain OSHA, EPA, and MSDS compliance
• Identify and immediately correct hazardous property conditions
• Participate in the community's 24-hour emergency on-call rotation
• Perform additional duties as assigned

Qualifications

• Minimum 2 years of apartment maintenance or related maintenance experience
• Previous supervisory or leadership experience preferred
• HVAC/EPA Certification preferred
• Strong knowledge of:
  • HVAC troubleshooting and repairs
  • Plumbing
  • Electrical systems
  • Appliance repair
  • Carpentry
  • Refrigeration
  • Irrigation systems
• Experience using hand tools, power tools, ladders, landscaping equipment, refrigerant recovery equipment, and other maintenance equipment
• Pool operation and maintenance experience is a plus
• Strong organizational, troubleshooting, and communication skills
• Ability to work independently while leading and motivating a team
• Must be available to participate in a 24-hour emergency on-call rotation

Physical Requirements

• Lift up to 100 pounds
• Bend, stoop, kneel, squat, climb ladders and stairs, and work in confined spaces
• Push and pull equipment and appliances
• Operate power tools and maintenance equipment safely
• Work outdoors in varying weather conditions
• Frequently exposed to dust, noise, odors, fumes, and resident pets
• Communicate effectively with residents, vendors, and team members
• Use required personal protective equipment while performing assigned duties
• Occasionally use personal transportation to pick up parts and supplies
