Position Overview -
We are seeking an experienced and hands-on Assistant Director of Maintenance to lead daily maintenance operations across our portfolio. This role is ideal for a strong leader who combines technical expertise with operational oversight and a commitment to high-quality resident service.
You will oversee maintenance staff, manage workflow and work orders, and play a key role in capital improvements, green retrofits, and system upgrades. This position requires strong leadership, project management, and analytical skills to ensure properties are safe, efficient, and well-maintained.
Compensation and Benefits -
Salary Range: $81,485 – $105,930 annually

Essential Position Responsibilities -
• Lead, motivate, and develop a high-performing maintenance team focused on quality service and responsiveness
• Oversee daily maintenance operations, work orders, and workflow efficiency
• Partner with Property Management to troubleshoot and resolve building and unit issues
• Serve as a key liaison between residents, staff, and external contractors/vendors
• Assist in preparing annual maintenance budgets for each property
• Identify and implement innovative technologies and systems to improve efficiency and reduce costs
• Build and maintain relationships with local agencies (building & safety, fire inspectors) and stay current on codes and regulations
• Provide technical expertise and guidance across maintenance trades
• Train staff on processes, safety standards, and compliance requirements (including Fair Housing considerations)
• Lead initiatives focused on sustainability, cost savings, and operational improvements
• Develop and implement policies and procedures to standardize operations
• Manage multiple projects simultaneously, including capital improvements and upgrades
• Maintain strong organization and attention to detail in a fast-paced environment
Skills -
• Hands-on experience maintaining and repairing residential building systems
• Strong knowledge of construction, engineering systems, and building operations
• Proven ability to improve workflow systems and service delivery
• Ability to read and interpret building plans, blueprints, and renderings
• Experience using Yardi, Excel, and other systems to track and analyze performance (Yardi preferred)
• Strong collaboration skills across departments including Development, Accounting, and Property Management
• Excellent leadership, problem-solving, and organizational skills
• Ability to remain calm, focused, and effective in a fast-paced environment
Education and Experience -
• College degree preferred
• Formal training in plumbing, electrical systems, carpentry, or green building practices is a plus
• Minimum of 10 years of experience in residential property maintenance and facilities management
• Proven experience managing teams and delivering high-quality customer service to residents
Supervisory Responsibilities -
• Minimum of 5 years of supervisory experience in a maintenance environment required
• Responsible for leading, training, and developing maintenance staff
Physical Requirements -
• Ability to crouch, climb, reach, and lift heavy items
• Ability to walk properties daily and work outdoors in varying conditions
• Ability to sit and use office equipment as needed
• Ability to lift up to 60 pounds
Work Environment -
• Combination of fieldwork and office responsibilities
• Frequent exposure to outdoor elements while inspecting properties and overseeing work
Travel Requirements -
• Must have use of a vehicle to regularly travel to Community Corp. properties, hardware stores, and supply stores within the service area
• Valid California driver’s license and required insurance
• Must maintain a satisfactory driving record and consent to DMV pull report
