General Description

We are seeking a strategic Asset Manager to oversee a portfolio of retail shopping centers. This role is responsible for driving financial performance, executing asset strategies, and maximizing portfolio value. The ideal candidate brings strong analytical expertise, commercial real estate experience, and the ability to partner cross-functionally to achieve investment objectives.

Key Responsibilities

Financial Management

  • Manage and oversee the physical and financial assets of the organization in collaboration with property management teams by planning, organizing, and directing operational activities.
  • Assist in the development and execution of strategic asset management plans.
  • Develop and implement strategic financial plans to optimize the performance of shopping center assets.
  • Monitor and analyze property financials, including rent rolls, operating statements, budgets, and forecasts.
  • Supervise annual budgeting and periodic forecasting processes.
  • Review and analyze vendor contracts and pricing, including property management and service agreements, to ensure operational efficiency and cost control.

Lease Administration

  • Oversee lease negotiations, renewals, amendments, and tenant relocations.
  • Ensure compliance with all lease terms and contractual obligations.
  • Develop asset-level plans assessing renewals, new leases, capital investments, and potential dispositions.

Acquisitions

  • Source, underwrite, and evaluate acquisition opportunities through market research, financial modeling, and due diligence.
  • Prepare investment memoranda and present recommendations to the investment committee.
  • Coordinate and manage due diligence activities, including legal, environmental, and financial reviews.
  • Assist in structuring transactions and negotiating terms with sellers, brokers, lenders, and partners.
  • Lead presentations and discussions with lenders, business partners, and potential joint venture participants.

Property Maintenance and Improvements

  • Supervise property maintenance to ensure assets are well-maintained, safe, and professionally presented.
  • Manage vendor relationships and lease-related service providers, including transitions between contractors.
  • Oversee capital improvement projects in coordination with the property management department.
  • Review accounts receivable and accounts payable reports to oversee collections, payments, and financial controls, reporting results to management.
  • Coordinate closely with property management teams to execute property enhancements and long-term maintenance plans.

Leasing and Occupancy

  • Support and manage leasing initiatives, including identifying prospective tenants and negotiating lease agreements.
  • Optimize occupancy levels and minimize vacancies across the portfolio.
  • Collaborate with leasing and marketing teams to develop and implement strategies to attract and retain tenants.

Legal and Compliance

  • Ensure properties comply with all local, state, and federal regulations.
  • Manage legal matters related to shopping center operations, including lease disputes and property-related issues, in coordination with legal counsel.

Reporting and Analysis

  • Prepare and deliver regular performance reports, including financial analysis, asset valuations, and property condition assessments.
  • Analyze maintenance and capital budgets by planning and directing operational activities.
  • Develop, implement, and maintain quality assurance protocols.
  • Provide actionable recommendations to enhance asset value, profitability, and operational efficiency.
