Job Purpose
The Asset Management Associate's ("AMA") primary role is to assist in leasing, management, and reporting for a portfolio of industrial assets (~100 buildings/15M sf/$1B+). The position is aligned with a VP (or SVP) Asset Manager who has direct responsibility for operation and performance of the assets. The AMA works closely with internal team members (Lease Administration, Accounting, Acquisitions, Legal, etc.) and external third parties (leasing brokers, property managers, JV Partners, vendors, etc.).
Duties and Responsibilities
Portfolio Support
Asset Management
Onboard and train third-party property managers ("PMs") on STAG processes and internal systems.
Primary point of contact for property managers in the field.
Conduct monthly property management calls, review building inspection reports, and act as initial ownership representative on daily action items.
Coordinate repairs and maintenance and capital improvement projects with PMs and STAG's construction team in accordance with the budget.
Oversee AR outreach to tenants, credit applications, payment inquiries and invoicing issues.
Review and approve annual budgets including operating expenses, CAM recovery pools, lease assumptions, and capital expenses.
Interface with the legal department on sublease and assignment agreements, demand and default letters, and other tenant related documentation.

Working Conditions
Position does not require special working conditions. Employee works in an office setting utilizing a laptop provided by company. Moderate travel component (~25%).
Direct Reports
Position has no direct managerial responsibilities.
