Area Property Manager

MultiVersity Housing Partners is looking for a Full Time Area Property Manager to join its growing team. This position will be based in Pittsburgh, overseeing two sites (one a 151 conventional market rate property located on Pittsburgh's North Shore) and the other a small luxury property located downtown- both within 1 mile from each other.

Essential Job Functions                                                                                                         

1. Tenant Experience                                                                                               
   1. Handle escalated customer complaints
   2. Organize and promote resident events
   3. Implement tenant retention programs
   4. Oversee the reputation management program                                                  
   5. Oversee the development of community and a sense of belonging
2. Accurate Reporting                                                                                                          
   1. Create monthly variance and executive summary reports for investor groups
   2. Project quarterly income and expenses
   3. Code and input invoices
   4. Oversee the posting of rent
   5. Oversee daily bank deposits
   6. Oversee all collection procedures, beginning with the filing of applicable summons; serve as a liaison for collection agency inquiries
   7. Oversee late notices and eviction notices procedures
   8. Oversee the compilation of weekly reports
   9. Oversee utilities overage chargebacks.
   10. Negotiate contracts
   11. Review vendor contracts
   12. Reduce expenses as applicable

3. Leasing and Marketing                                                                                        
   1. Oversee:
      1. processing of credit and background checks in accordance with standard procedures
      2. processing of move-outs
      3. preparing renewal letters and lease renewal recap
      4. ensuring resident files are accurate and complete
      5. resident placement 
      6. broadcast emails, flyers, and newsletters                                               
   2. Maintain budgeted occupancy rate through marketing, leasing, and retention efforts

1. 3. Oversee the maintenance of data such as transfers, subleases, resident changes, adjustments, lease approval and sign-off         
   4. Establish performance goals for on-site personnel and provide enthusiasm and support toward achievement
      1. Create employee leasing goals weekly
      2. Determine developmental criteria for staff members
   5. Monitor and analyze market and comparable properties
      1. Rent optimizer
   6. Create and implement leasing plan
   7. Create promotional plans
   8. Review and approve marketing materials
   9. Disbursement and application of Leasing Incentives

4. Personnel Management                                                                                      
   1. Hiring Staff
      1. Secure staffing approvals
      2. Follow the Recruiting SOP (review resumes, interview candidates) and make hiring decisions
   2. Manage Staff
      1. Motivate staff
      2. Delegate tasks
      3. Coach and mentor staff
      4. Offer and/or provide training
      5. Develop skill acquisition goals
      6. Address employee relations and performance issues
      7. Schedule or delegate staff schedules and transitions
   3. Paperwork
      1. Complete and forward new hire paperwork (and other documents) in a timely manner
   4. Enter Payroll data in accordance with the prescribed deadline
   5. Follow all HR SOPs (i.e. terminations, new hires, etc.)
   6. Conduct weekly staff meetings

5) Physical Plant                                                                                                   

1. 7. Ensure property inspection occurs daily
      1. Correct and/or ensure deficiencies are addressed
   8. Audit property for safety and appearance standards
   9. Oversee quarterly apartment inspections
      1. Ensure damages are charged-back to the resident
      2. Report to Regional Manager any safety issues or concerns
   10. Authorize expenditures
   11. Maintain files and licenses
   12. Help ensure compliance with code and regulations
   13. Ensure the Transition Manual is followed and executed
       1. Ensure transition is within budget
       2. Ensure transition is completed within the specified timeframe
       3. Ensure transition occurs with minimal parent/resident complaints

MINIMUM AND PREFERRED QUALIFICATIONS

-EDUCATION

Minimum:

High school diploma or equivalent

Preferred:

Bachelor’s degree in Business or related field

-EXPERIENCE

            Minimum:

Three (3) years prior Property Manager experience to include basic Accounting experience.

Proven successes with lease-up activities

-LICENSES AND CERTIFICATIONS

Minimum:

Valid Driver’s License

            Preferred:

Valid state-specific Real Estate License, CAM designation, or CPM designation.

TRAVEL REQUIREMENTS

Occasional overnight travel

WORK ENVIRONMENT

The work is conducted in a temperature controlled office environment with moderate noise levels.  However, off site activities may be required.
