Job Description

Area (On-Site) Property Manager – Permanent Supportive Housing (PSH)

Reports to: Portfolio Manager

Position Type: Full Time

Location: On-site

Pay Range: $30.00-$35.00 per hour (DOE)

The Area Manager is responsible for the full day-to-day operations of their primary 66-unit, 100% LIHTC PSH community, while also providing operational oversight and leadership to on-site teams at additional assigned properties. This role ensures financial performance, regulatory compliance, staff accountability, and property standards are met across the portfolio in alignment with ownership objectives.

Key Responsibilities

Property Operations (Primary Site)

  • Oversee all daily operations and physical condition of the property

  • Oversee Maintenance Staff and other vendors

  • Ensure timely completion of maintenance and work orders

  • Maintain compliance with affordable housing regulations

  • Enforce community rules and company policies

  • Oversee rent collections, delinquency, notices, and legal files

Multi-Site Oversight

  • Supervise and support Community Directors and on-site staff at assigned properties

  • Provide guidance on compliance, occupancy, collections, and operations

  • Conduct periodic site visits and audits

  • Ensure consistency in reporting, file compliance, and operational standards

Leasing & Compliance

  • Maintain occupancy goals across assigned properties

  • Oversee LIHTC certifications and recertifications

  • Ensure compliance with LIHTC, HUD, USDA-RD, HCD, HOME, Bonds, and other affordable housing programs

  • Maintain accurate reporting and file integrity

Required Qualifications

  • 3+ years of Property Management experience

  • 3+ years of LIHTC experience (certifications and recertifications required)

  • Experience preparing delinquency notices, lease violations, and legal files

  • Supervisory or multi-site leadership experience preferred

  • Experience in Permanent Supportive Housing preferred

  • Strong organizational, leadership, and communication skills

  • Proficiency in rental management software, Microsoft Office, Google Workspace, Adobe

  • Ability to manage multiple properties simultaneously in a fast-paced environment with strong attention to detail.

  • Valid driver’s license and reliable transportation required
