We are seeking a dynamic, self-motivated Maintenance Technician to join our growing team. Position Summary

The Maintenance Technician is responsible for performing general property maintenance, completing service requests, preparing vacant apartments for new residents, and ensuring the overall appearance, safety, and functionality of the community. This position requires strong technical skills, excellent customer service, and the ability to work independently in a fast-paced environment.

Essential Duties and Responsibilities

• Perform general maintenance, including painting, electrical, plumbing, carpentry, drywall repairs, groundskeeping, and apartment turnover.
• Complete preventive, corrective, deferred, and emergency maintenance requests.
• Respond to resident service requests in a timely and professional manner.
• Prepare vacant apartments for move-in by completing inspections, repairs, and make-ready tasks.
• Assist the Property Manager with preventive maintenance projects and special maintenance assignments.
• Maintain accurate inventory of tools, equipment, and maintenance supplies.
• Ensure the exterior appearance and curb appeal of the property, including cleanliness of the grounds.
• Identify maintenance concerns and recommend improvements to operations, safety, and overall property appearance.
• Maintain positive, professional relationships with residents, vendors, and fellow team members.
• Follow all Company safety policies and procedures.
• Perform additional duties as assigned.

Qualifications

• Previous experience in apartment maintenance, residential property management, hotel maintenance, construction, electrical, plumbing, painting, or a related field preferred.
• Working knowledge of general maintenance, including plumbing, electrical, carpentry, painting, drywall, and basic HVAC.
• Ability to assess maintenance needs while following health and safety standards.
• Self-motivated with the ability to work independently and prioritize multiple tasks.
• Strong customer service and communication skills.
• Ability to frequently bend, stoop, squat, crawl, climb ladders, and lift up to 50 pounds.
• Valid Florida driver's license and reliable transportation preferred.

Schedule

• Full-Time
• Monday – Friday
• Occasional overtime and participation in the on-call rotation as needed.
