Affordable Housing Operations Director
Location: Atlanta, GA
Salary: $95,000 - $105,000
We are seeking an experienced operations leader with a strong background in affordable housing, HUD compliance, and team management to oversee daily operations for a large senior living community in Atlanta, GA.
This is a high-impact leadership role for someone who thrives in a fast-paced environment, can bring structure and accountability to operations, and is passionate about creating strong communities.
Key Responsibilities
Oversee daily operations across Maintenance, Business Services, and Supportive Services
Lead and develop onsite teams while driving operational excellence
Ensure compliance with HUD, Fair Housing, LIHTC, and all applicable regulations
Oversee certifications, recertifications, occupancy, and lease compliance
Assist with budgeting, financial oversight, vendor management, and capital projects
Support building operations, preventative maintenance, and long-term organizational growth
Lead cross-departmental projects and improve operational processes
Qualifications
Bachelor's degree in business, Real Estate, Finance, or related field REQUIRED
5-10 years of experience in affordable housing, property management, or operations leadership
Experience working in senior housing REQUIRED
Strong knowledge of HUD and LIHTC compliance REQUIRED
Proven experience managing teams and multiple departments
Experience with budgeting, operational planning, and financial oversight
Strong leadership, organization, and communication skills
CPM, HCCP, COS, or similar certifications are a plus
