Accounting Manager/Controller
A nationwide property management/RE Investment firm is looking to hire a Controller/Accounting Manager to lead the day-to-day accounting operations across our growing portfolio of communities. This is a rapidly growing property management group that falls into a well-established real estate investment group and offers tremendous growth opportunity, flexibility and excellent leadership!

This role combines hands-on property management accounting with supervisory responsibility for accounting staff, ensuring accurate financial reporting, strong internal controls, and timely delivery of financial information to leadership.
The Accounting Supervisor serves as the primary financial steward for our property-level operations, working closely with asset management, community managers, and third-party service providers to ensure accurate reporting, strong internal controls, and timely financial insights for leadership.
KEY RESPONSIBILITIES
Financial Reporting & Close Process
- Manage the monthly, quarterly, and annual financial close process for multiple communities and legal entities.
- Prepare and review property-level financial statements in accordance with U.S. Generally Accepted Accounting Principles (GAAP). Perform reconciliations between property-level equity balances and the corresponding private equity fund financial statements as part of the consolidated financial reporting process.
- Prepare and maintain supporting schedules, monthly reporting packages, and audit-ready documentation, including audit binders, in accordance with established reporting timelines.
- Present formal revenue and expense variance explanations to leadership on a monthly basis.
- Prepare and review financial reports and schedules in compliance with lender, investor, and third-party requirements.
Property Management Accounting
- Oversee all property-level accounting, including review of tenant rent rolls and rent collections, utility billing and reimbursements, accounts payable, accounts receivable, bank reconciliations, and general ledger activity.
- Oversee three property accountants and 25+ multi-family properties (manufactured housing).
- Audit tenant accounts to verify correct billing for rental and additional charges per lease terms; investigate and resolve discrepancies.
- Maintain accurate accounting for capital improvements, property-level expenses, and work orders.
- Analyze real estate tax calculations and personal property tax notices and make monthly payments and annual true-ups.
- Audit accuracy of key systems and databases, including Rent Manager, Avid X-Change, utility billing platforms, loan summaries, and lease abstracts.
Budgeting & Forecasting
- Lead or support the annual budgeting process for each manufactured housing community in coordination with property management.
- Monitor financial performance against budgets and provide actionable variance analysis.
- Prepare quarterly forecasts and develop financial projections to support company growth and acquisition strategies.
- Assist leadership with strategic financial planning and decision-making.
Internal Controls & Compliance
- Implement and maintain strong internal accounting controls across all entities.
- Maintain proper segregation of duties related to expense disbursements and bank reconciliation processes to support strong internal controls. Ensure compliance with GAAP accounting standards, company policies, and all applicable regulatory requirements.
- Coordinate and support annual audits and year-end tax preparation with external auditors and tax advisors.
- Maintain financial compliance with lender covenants, investor reporting requirements, and management agreements.
- Perform required compliance analysis and prepare external reports (sales & use tax returns, income & expense forms, etc.).
Team Leadership & Supervision
- Supervise, mentor, and develop property accountants and other accounting staff.
- Ensure efficient financial workflows, clear task assignments, and adherence to deadlines across the team.
- Foster a collaborative, high-performance culture within the finance function.
- Coordinate with third-party service providers, banks, and external consultants as needed.
QUALIFICATIONS
- Bachelors degree and 5+ years of progressive accounting experience, including multi-entity or multi-property financial reporting
- Demonstrated supervisory or team-lead experience
- Strong knowledge of US GAAP, tax basis accounting, and financial reporting standards
- Advanced proficiency in Microsoft Excel and the broader Microsoft Office suite
- Excellent organizational skills with the ability to manage competing priorities and meet deadlines in a fast-paced environment
- Strong written and verbal communication skills with the ability to present financial information clearly to non-financial stakeholders
- Self-starter with a hands-on approach and the ability to work independently with minimal supervision
Preferred
- CPA or CMA certification
- Experience in property management, commercial real estate, or manufactured housing
- Familiarity with Rent Manager or comparable property management accounting software
- Experience with fund-level accounting, investor reporting, or private equity structures
- Willingness to travel to community sites periodically
