Role summary:

Walmart is seeking a strategic and experienced Senior Manager, Portfolio Management to lead real estate operations for approximately 400 operating stores. This role is pivotal in maintaining our store portfolio by managing landlord relationships, resolving lease-related issues, and collaborating cross-functionally to support store operations and capital projects. The ideal candidate will be a strong communicator and relationship builder, capable of navigating complex legal and operational landscapes with professionalism and sound judgment.

About the team:

The Portfolio Management team oversees real estate operations for Walmart stores nationwide, ensuring alignment with strategic and operational goals. This team collaborates closely with internal partners across project management, legal, compliance, and operations to manage leases, negotiate agreements, and support capital investment projects. They serve as the primary contact for store operations, landlords, and external stakeholders, providing clear communication and expert guidance on property matters. The team's focus is on optimizing Walmart's real estate portfolio to enhance store performance and support business growth through effective negotiation, analysis, and project leadership.

What you''ll do:

  • Lead all real estate matters for ~400 stores to align operations with corporate strategic goals.
  • Serve as the primary liaison for store leadership, landlords, jurisdictions, and partners to resolve issues and prevent defaults.
  • Represent Walmart in high-level communications, presentations, and strategic negotiations.
  • Build and maintain relationships with external partners to proactively manage issues and prevent defaults.
  • Interpret legal documents to advise internal teams on compliance, remodel/expansion investments, and use-waiver requests.
  • Collaborate daily with internal teams to move RE initiatives forward and to ensure compliance and support for store-level needs.

What you''ll bring:

  • Strong critical thinking and problem-solving skills.
  • Demonstrated ability to lead upward and influence senior stakeholders and cross-functional partners.
  • Excellent communication and relationship management skills, with the ability to represent Walmart externally.
  • Experience interpreting and analyzing legal documents such as leases and contracts.
  • Demonstrated capability in overseeing capital expenditures, legal compliance, and property management operations.
  • Ability to manage a high-volume, fast-paced portfolio with competing priorities.
  • Professional presence and interpersonal agility to navigate complex stakeholder environments.
  • JD/law degree (preferred)

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :

Bachelor's degree in Real Estate or related field and 3 years' experience in real estate, retail development, tenant representation, or related area

OR 5 years' experience in real estate, retail development, tenant representation, or related area.

2 years' experience in property management.
