Description of Job
Job Summary: The HVAC and Plumbing Manager is responsible for managing the delivery of quality HVAC and Plumbing facilities maintenance services to the Auraria Higher Education Center (AHEC) and to the three academic institutions that share the Auraria Campus (the Community College of Denver, the Metropolitan State University of Denver, and the University of Colorado Denver).
The Position is responsible for the direction and effective operations of the following trades groups:
HVAC - Direct supervision of a trade group of eight HVAC technicians:
Seven journey-level technicians (PMT II) and one trainee (LTC Trainee IV)
Plumbing - Management of Plumbing Supervisor (PMT III) and Swing Shift Plumber (PMT II)
This includes overseeing daily operations for HVAC and monitoring Plumbing through weekly meetings, reporting and evaluating metrics and goals, supporting HVAC and Plumbing department safety compliance, and developing departmental policies, procedures and processes that support the agency and campus community for both HVAC and Plumbing.
The Position is further responsible for:
Essential Job Functions: Operations & Field Leadership:
Staff Supervision, Performance Management and Hiring:
Directly manage and supervise the Plumbing Supervisor, HVAC technicians, and Plumbing swing shift technician.
This position is responsible for managing all aspects of the work assigned to the work units and ensuring the customers are satisfied with the work units' performance.
Provide support, training and performance management for supervisors and staff.
Establishing annual goals for trades supervisors and direct reports, completing mid-year and annual performance evaluation processes for all direct reports and supporting supervisors in completing evaluations of their staff.
Utilize computerized maintenance management system (CMMS TMA7) to:
Track Corrective Work Order Requests, assigning staff, communicating with requestors and ensuring completion relative to Auraria Campus Service Level Agreements.
Preventative Maintenance Work Order, assigning tasks, coordinating resources, and ensuring completion relative to Compliance Needs, Schedules, and Auraria Campus Service Level Agreements.
Track Material Costs through direct recording of costs or payments of invoices.
Review Daily Time Records (DTRs) for accuracy and alignment with HR Timekeeping systems to ensure accuracy.
Responsible for supporting HVAC and Plumbing teams to meet the established Key Performance Indicators for corrective and preventative work orders.
This position starts the hiring process, participates in interviews along with the plumbing supervisor and HVAC technicians where appropriate and recommends hire or promotion.

High School diploma or GED
At least 5 years of supervisory experience in a facilities maintenance environment.
At least 10 years of combined or overlapping experience with the following (these years may run concurrently with the supervisory experience above):
HVAC including diagnosing and addressing issues, including but not limited to:
Hydronic system (chilled and hot water)
Chillers
Boilers
Steam systems
Direct Expansion (DX) cooling systems
Building Automation and Controls
Plumbing including diagnosing and addressing issues, including but not limited to:
Domestic Water
Sewer
Storm Water
HVAC Hydronics
Backflow Prevention
At least 3 years of experience managing contractors
EPA 608 Universal Refrigerant Certification
Must possess a valid unencumbered Colorado drivers license at the time of application.
