Position Overview
The Vice President of Construction will oversee all aspects of construction and renovation operations for RISE8 Companies' extended-stay hospitality portfolio across Florida's high-growth markets. This role requires exceptional leadership skills, deep hotel or multifamily construction and renovation expertise, and the ability to manage complex projects within budget, on schedule, and to quality standards. The ideal candidate will collaborate with internal operations teams, contractors, and design professionals to execute hotel renovation and development projects in alignment with the company's strategic growth objectives.
Key Responsibilities
1. Construction & Renovation Oversight
- Lead all construction and renovation operations for extended-stay hotel properties, including major renovations, repositioning projects, and property improvements.
- Oversee project timelines, budgets, and quality assurance across multiple simultaneous projects.
- Drive value engineering efforts to optimize construction costs without compromising quality or guest experience.
- Manage renovation schedules to minimize operational disruption and revenue impact.
2. Leadership & Team Management
- Build, mentor, and lead a high-performing construction team, including project managers, site supervisors, and field staff.
- Collaborate closely with Property Operations, Asset Management, and Executive Leadership to align project goals with company objectives.
- Hire, manage, and evaluate third-party general contractors, subcontractors, and consultants.
3. Strategic Planning
- Partner with the acquisitions and development team during due diligence to assess capital improvement requirements for potential acquisitions.
- Develop and manage multi-year capital expenditure plans for the property portfolio.
- Source and negotiate vendor contracts, ensuring alignment with project specifications and budget targets.
- Develop construction risk management strategies, addressing safety, compliance, insurance, and financial risks.
4. Project Execution
- Monitor construction progress across multiple properties, proactively addressing delays, cost overruns, and quality issues.
- Conduct regular site visits to ensure safety compliance, adherence to plans, and contractor performance.
- Coordinate with hotel operations to manage renovation phasing and maintain guest satisfaction during construction periods.
- Provide regular reporting to executive leadership, ensuring transparency on project status, milestones, and budget performance.
5. Process Improvement & Compliance
- Implement best practices, tools, and technology to improve construction workflows and project tracking.
- Ensure all projects comply with Florida building codes, ADA requirements, fire safety regulations, and hospitality industry standards.
- Develop and maintain preventative maintenance programs to protect property assets.

Requirements:
Required Qualifications
- Experience: 10+ years of experience in construction management, preferably with a leadership role overseeing hospitality, hotel renovation, or commercial construction projects.
- Education: Bachelor's degree in Construction Management, Engineering, Architecture, or a related field. A Master's degree is a plus.
- Technical Skills: Strong knowledge of construction processes, budgeting, scheduling software (Procore, MS Project, or similar), and contract negotiations.
- Proven ability to lead projects ranging from $500K renovations to $10M+ major repositioning projects.
- Demonstrated experience managing a project management team, general contractors, and trade partners.
- Exceptional leadership, problem-solving, and communication skills.
Preferred Qualifications
- Professional certifications (e.g., PMP, LEED AP, CHT, or similar) are a plus.
- Experience with hotel renovation, repositioning, or hospitality construction projects.
- Expert knowledge of Florida building codes, including hurricane hardening and coastal construction requirements.
- Familiarity with extended-stay hospitality operations and guest room renovation best practices.
- Established relationships with contractors and vendors in Florida markets.
