Minimum qualifications:

  • Bachelor's degree in Real Estate, Finance, Engineering, Business, or equivalent practical experience.
  • 6 years of experience negotiating and structuring agreements or leading business development.
  • 6 years of experience in commercial or industrial real estate, sourcing, or infrastructure acquisition.
  • Experience with corporate finance concepts (e.g., NPV, ROI) and performing financial modeling.

Preferred qualifications:

  • Understanding of data center concepts, power, or cooling technology.
  • Familiarity with basic agreement terms and redlining documents.
  • Ability to synthesize information clearly and communicate effectively in a changing, global environment.

Google's infrastructure needs go far beyond server computers. As Google's products and services scale the globe, the Strategic Negotiation team works behind the scenes to secure infrastructure for Google's future -- everything from underwater cables to physical data center space. As a Strategic Negotiator, you combine your deep market knowledge of a given sector with tech industry savvy to negotiate cost-effective solutions to support Google's infrastructure growth. You'll work with specific project teams on negotiating deals, managing vendor and partner relationships and presenting deal recommendations to our Tech leadership. Your successful negotiations have the potential to save Google millions of dollars in operating costs and impact every part of the business.

As a Strategic Negotiator, you will be on the front lines of securing the physical infrastructure that powers Google’s global products, including Google Search, Google Cloud, and AI innovation. You will have experience in data center real estate, commercial negotiations, financial modeling, and the ability to drive multi-million-dollar transactions from market analysis to agreement execution.In this role, you will support the execution of key transactions that secure the physical infrastructure for Google's global products and AI initiatives. You will use financial modeling and investigative skills to assist the team in negotiations for data center capacity, including colocation leases and development partnerships. You will play a crucial part in the global strategy, helping to ensure timely capacity delivery and achieve cost-efficiency goals.

The US base salary range for this full-time position is $144,000-$211,000 + bonus + equity + benefits. Our salary ranges are determined by role, level, and location. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Responsibilities

  • Support the execution of critical real estate leases and agreements (e.g., colocation, power, fiber) by assisting in the discussion, redlining, and management of commercial and business terms. Ensure alignment by coordinating closely with internal Legal, Finance, and Technical teams.
  • Conduct detailed market research and financial analysis (including Net Present Value (NPV), Return on Investment (ROI), and Total Cost of Ownership (TCO) modeling) to forecast future pricing, analyze the engaged landscape, and assess potential new markets for data center expansion.
  • Prepare investment summaries and draft financial business cases for review by executive leadership. Maintain tracking systems for the development pipeline and provide regular reports on portfolio performance metrics and key market trends.
