ESSENTIAL JOB FUNCTIONS:

  • Direct, challenge, and motivate Community Managers to run high-performing properties, helping Related provide affordable housing to eligible individuals and families.
  • Create and implement leasing and marketing plans, resident relations, budget preparation and financial reporting, and monitoring compliance with HUD Project Based Section 8, Section 236 and LIHTC laws.
  • Hire and supervise site staff and above, including initial screening and interviewing. Parts of the process may be delegated to the appropriately trained site Community Managers where applicable.
  • Supervise all site accounts payables and receivables.
  • Reviews site budget-control logs and monthly income statements. Prepare monthly variance analysis reports (financial overviews) for submission to the regional office.
  • Ensure that all resident complaints are handled expeditiously, diplomatically and professionally.
  • Ensure that maximum economic rents are achieved through the active rent level management, general and targeted outreach methods, assurance of leasing skills, and resident retention programs.
  • Supervises building security and incident documentation.
  • Develop, implement, and assure preventive maintenance programs.
  • Perform other duties as assigned by management.

 

COMPENSATION:

  • $115000.00 - $125000.00 / year
  • Annual Performance Bonus 
  • This position is Exempt, meaning ineligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

 

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications:
  • Minimum 5 years of multifamily property management leadership, including 3 years of multi-site portfolio oversight.
  • Based in or near Connecticut with the ability to travel to property sites 3-4 days per week and respond to off-hour emergencies as needed. Specifically, the properties are senior/elderly communities located in Fairfield County and mostly Bridgeport consisting of 9 buildings; 657 units.
  • Strong working knowledge of LIHTC and project-based section 8 (HUD) affordable housing compliance programs;
  • Certifications such as CPO, CPM, SHCM, TCS, or BOS are a plus, along with experience in major rehabs and renovations.
  • Experience with RealPage OneSite and JD Edwards (or similar software program)
  • Bachelor’s degree or equivalent experience.
  • Goal-oriented leader with a genuine care and concern for your team, clients, and residents.
  • Previous experience with major rehabs/renovations.
  • Ability to travel within the portfolio and respond to off-hour emergencies as needed.
  • Highly financial savvy, with proficiency in reading operating statements, budgets and credit/debits/re-classes and accruals.
