Regional Maintenance Manager
Position Summary
The Regional Maintenance Manager (RMM) oversees all maintenance operations within an assigned portfolio of properties, ensuring that physical assets are maintained to the highest standards of quality, safety, and efficiency. The RMD provides leadership, training, and operational support to Maintenance Supervisors and on-site teams, and driving consistency across the region.
This role serves as a key partner to Regional Property Managers and Director of Property Management, contributing to strategic planning, budgeting, and capital improvement initiatives. The RMM champions a culture of excellence, accountability, and continuous improvement, fostering skilled, motivated maintenance teams that deliver exceptional service to residents and achieve operational goals.
Essential Responsibilities
- Leadership & Team Development
- Recruit, coach, mentor, and evaluate Maintenance Supervisors and maintenance personnel across the assigned region.
- Develop and deliver ongoing training programs focused on technical skills, preventive maintenance, safety, and customer service.
- Promote collaboration, teamwork, and accountability to ensure consistent performance and professional growth.
- Conduct performance reviews, identify development opportunities, and create succession plans for maintenance leaders.
- Operational Oversight
- Ensure all maintenance operations align with company standards, regulatory requirements, and safety protocols.
- Oversee scheduling, preventive maintenance programs, and service request workflows to maximize efficiency and resident satisfaction.
- Conduct regular property inspections to assess physical conditions, evaluate team performance, and support improvement plans.
- Manage emergency response protocols and ensure readiness for all teams in the region.
- Budgeting & Resource Management
- Collaborate with Regional Property Managers and leadership on annual budgets, capital planning, and vendor selection.
- Monitor maintenance expenditures and control costs while maintaining operational excellence.
- Support and review bids for major projects, renovations, and capital improvements.
- Project Management
- Oversee and assist with capital projects, renovations, and new construction activities as assigned.
- Participate in due diligence efforts for potential acquisitions or property transitions.
- Ensure timely completion and quality assurance for all maintenance-related projects.
- Customer Experience
- Champion timely, high-quality maintenance services that enhance resident satisfaction and retention.
- Partner with site teams to ensure units are made ready efficiently for move-ins.
- Uphold company standards for cleanliness, curb appeal, and property conditions across all assets.
Qualifications
Education and Experience
- Minimum 7 years of experience as a Maintenance Supervisor in the multifamily or related field (regional leadership experience strongly preferred).
- High school diploma or equivalent required; technical or trade certification a plus.
Skills and Competencies
- Demonstrated success in leading, training, and developing multi-site maintenance teams.
- Strong understanding of HVAC, electrical, plumbing, carpentry, and preventive maintenance practices.
- Excellent organizational, administrative, and communication skills.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint) and property management software.
Certifications
- HVAC Certification required.
- Additional technical or safety certifications encouraged (EPA, CPO, OSHA, etc.).
Other Requirements
- Strong leadership presence, positive attitude, and flexibility to adapt to changing priorities.
- Proven ability to manage time, prioritize tasks, and meet deadlines across multiple properties.
- Able to be in our Winter Park office when not traveling.
Physical Demands & Work Environment
- Primarily light physical work; may require occasional lifting up to 50 lbs., standing, walking, and bending.
- Frequent travel throughout assigned region required.
- Work environments include indoor office settings and outdoor property sites in varying weather conditions.
- Exposure to typical maintenance materials and chemicals may occur.
Travel Requirements
- Extensive regional travel expected to support properties, teams, and company initiatives.
