About the Opportunity:

Ultimate Staffing is assisting our amazing property management client, a well-established and growing firm based in the Bronx, in their search for an experienced Property Manager to join their team. This is a direct hire opportunity with a company that is passionate about providing quality housing and exceptional service throughout New York City.

The Property Manager will play a key role in overseeing day-to-day property operations while ensuring compliance with all applicable housing laws and regulations at the city, state, and federal levels. This position requires strong knowledge of NYC property management practices, excellent organizational skills, and the ability to lead operational, compliance, and tenant-related initiatives.

Key Responsibilities:Property Operations & Regulatory Compliance

  • Oversee daily operations of assigned properties, ensuring compliance with all applicable local, state, and federal regulations, including Fair Housing, Rent Stabilization, and HPD/HCR rules.
  • Monitor new and existing regulatory developments; interpret and apply updates as needed.
  • Ensure properties adhere to NYC housing guidelines, codes, and ordinances impacting the Bronx and broader New York City area.

Policy Development & Implementation

  • Implement and support internal policies and procedures to maintain legal and operational compliance.
  • Partner with executive leadership to uphold legal, ethical, and operational standards across the portfolio.

Staff Training & Guidance

  • Provide guidance and support to on-site staff, including leasing agents, administrators, and maintenance teams, on compliance and operational best practices.
  • Assist with training related to property management procedures and regulatory requirements.

Auditing & Reporting

  • Conduct regular audits of tenant files, leasing documentation, and property operations.
  • Prepare reports for leadership detailing compliance status, operational performance, risks, and improvement opportunities.
  • Maintain organized and accurate property and tenant records.

Risk Management & Legal Interface

  • Identify compliance and operational risks and collaborate with internal teams and legal counsel to mitigate exposure.
  • Respond to tenant concerns, disputes, and agency inquiries as needed.
  • Serve as a primary point of contact during inspections, audits, or investigations.

Licensing & Certifications Oversight

  • Track and ensure timely renewal of all required property certifications, licenses, and filings.
  • Maintain accurate records with HPD, DHCR, and other applicable agencies.

Vendor & Contractor Oversight

  • Ensure third-party vendors and contractors meet all legal, insurance, and compliance requirements.
  • Review contracts and service agreements for regulatory and contractual adherence.

Environmental & Safety Compliance

  • Ensure properties meet environmental and safety standards, including waste disposal, energy efficiency, and water usage.
  • Conduct property inspections and follow up on corrective actions as needed.

Qualifications:

  • 5+ years of experience in property management (NYC experience required).
  • Strong knowledge of New York housing regulations, including HPD, HCR, Fair Housing, Rent Stabilization, and DHCR protocols.
  • Experience managing multifamily or affordable housing properties.
  • Excellent organizational, communication, and leadership skills.
  • Familiarity with Yardi, MRI, or other property management software is a plus.
