Property Manager - 100% Onsite

Job Summary:

The Property Manager will oversee management of the assigned asset(s) including the apartments, residential amenities, commercial spaces, as well as parking and grounds. The Property Manager is accountable for day-to-day operation and all correlating responsibilities related to operations, marketing, leasing, maintenance, fiduciary functions, and team leadership.

Responsibilities:

• Oversee and coordinate all day-to-day operations including but not limited to the management, marketing, maintenance, customer service, and financial responsibilities of the assigned property
• Managing all on-site team members including leasing consultants, maintenance technicians, concierge, assistant property manager and/or resident relations coordinator
• Executing, tracking and benchmarking the monthly renewal process
• Collecting, tracking and benchmarking delinquency
• Assisting, tracking, and benchmarking customer acquisition/leasing activities
• Creating, executing, tracking and benchmarking marketing and outreach strategy
• Evaluating and analyzing marketing conditions and competitive analysis
• Providing suggestions and recommendations regarding pricing strategy
• Maintaining and improving resident retention
• Monitoring and benchmarking occupancy
• Responding to and managing resident relations, including complaints
• Implementing positive customer service including but not limited to resident events
• Ensure all work order and repair requests are processed in a timely fashion
• Walking property to guarantee curb appeal, cleanliness, and limit potential liabilities
• Working with vendors
• Reviewing, approving, and coding invoices when applicable
• Enforcing company and property policies, procedures, and best practices
• Identifying and escalating financial, operational and marketing concerns
• Identifying and escalating financial, operational and marketing opportunities

Required Skills:

• Proven experience in property management or real estate.
• Strong knowledge of property management principles, practices, and regulations.
• Excellent communication, negotiation, and interpersonal skills.
• Proficiency in property management software and Microsoft Office Suite.
• Attention to detail and strong organizational skills.
• Ability to work independently and prioritize tasks effectively.
• Yardi and RentCafe experience preferred

Education:

• Bachelor's degree in business administration, real estate, property management, or related field; or on the job experience from which comparable knowledge and skills have been acquired

Physical Requirements:

• Prolonged periods sitting at a desk and working on a computer.
• Property managers often need to move around the properties they manage, which may involve walking, climbing stairs, or navigating different types of terrain. They should be able to move comfortably and safely throughout the property.
• Property managers may need to lift and carry various items, such as maintenance supplies, equipment, or small furniture items. Being able to lift and carry moderate weights safely is important.
• Property managers may need to perform tasks that require manual dexterity, such as operating tools, handling keys and locks, or performing minor repairs and maintenance.
