The Role

The Property Management Operations Manager is the operational engine of the company.

This is not a coordinator position. This is a leadership role responsible for integrating technology, maintenance, financial oversight, and portfolio performance into one seamless operating platform.

You will:

• Lead AI-driven operational systems

• Oversee maintenance execution and turnover optimization

• Protect trust accounting integrity

Key Responsibilities

AI & Technology Leadership

• Optimize AppFolio Plus and RealmX workflows

• Increase automation without sacrificing tenant satisfaction

• Improve reporting clarity and owner-facing analytics

• Audit and refine operational processes

Maintenance & Turnovers

• Serve as liaison to Elements By Design

• Reduce “dark days” between move-out and rent-ready

• Audit repair quality and compliance

• Identify capital improvement opportunities

Portfolio & Financial Oversight

• Oversee delinquency control and renewal performance

• Ensure trust accounting accuracy

• Monitor compliance with Arizona landlord-tenant laws

• Act as escalation point for complex owner matters

Performance-Based Bonus Structure

Compensation includes a competitive base salary plus structured performance incentives tied directly to measurable results.

Portfolio Growth Incentive

Quarterly bonus tied to net door growth and retention performance.

Operational Excellence Bonus

Quarterly bonus based on:

• Delinquency rate targets

• Lease renewal targets

• Turn time improvements

• Maintenance response efficiency

• Owner satisfaction metrics

• Clean trust accounting reviews

Systems & AI Optimization Incentive

Annual bonus tied to measurable improvements in automation, workflow efficiency, and reporting performance.

Qualifications

• 5+ years residential property management experience

• Prior operations or department leadership experience

• Advanced AppFolio experience required (AppFolio Plus preferred)

• Strong understanding of residential maintenance cycles

• Active Arizona Real Estate License (required)

• Strong analytical and systems-thinking mindset

• Calm, decisive leadership style
