Our client is a well-established real estate development and property management firm operating throughout the Mid-Atlantic region, offering thoughtfully designed residential and commercial communities. They are seeking a maintenance supervisor for their complex located in Lewes, DE.
Responsibilities:
*Efficiently schedules all daily work orders within 24 hours to maintenance staff. Update and close out Work Orders in RealPage Facilities system daily.
*Communicates any delays in completing a work order with the Property Manager to ensure residents are kept up to date on Work Order progress.
* Troubleshoot repair and maintenance issues involving: electrical, plumbing, A/C, HVAC, appliances and carpentry.
* Work with leasing office team to ensure all make-ready repairs and services are completed and on schedule.
* Update Make Ready schedule daily in RealPage Software System.
* Schedule all required work for unit turns, within set parameters. (in-house and with outside contractors and/or vendors for materials/appliances/flooring, etc.)
* Work with outside contractors to obtain quotes for property projects and ensure work and product quality.
* Maintain accurate records for preventative maintenance, building mechanicals, service requests and apartment make- ready status.
* Assist Property Manager with information, as needed for preparation of community budgets
* Respond to after-hours on-call emergencies.
* Stay current on all applicable building codes and safety standards.
* Maintain trash rooms and/or dumpster areas.
* Assist in the proper clearing of snow during a snow event.
* Coordinate proper workshop inventory with maintenance personnel.
* Provide coaching, mentoring and guidance to Maintenance Technicians
Requirements
Experience coaching, leading and building a successful maintenance team
Basic knowledge of plumbing, electrical, HVAC, carpentry, appliance maintenance, and snow removal. Understanding and experience in multi-family software systems such as RealPage, OneSite, Yardi, etc. Basic knowledge of Excel, Word
Customer service first attitude
Professional, courteous and friendly demeanor.
Proactive self-starter and a team-player.
Must have a clean driving record and personal, reliable transportation for on-call emergencies.
Familiar with automated work order systems, camera systems, pool maintenance.
