QUALIFICATIONS

Education and/or Experience and Qualifications

  • Minimum of 7–10 years of experience in a superintendent role, with at least 5 years overseeing wood-frame multifamily projects valued at $50M or greater.
  • Management of projects (ideally 3) from civil through completion and turnover to ownership preferred.
  • Strong knowledge of construction methods, sequencing, and building codes applicable to wood-frame structures.
  • Demonstrated ability to manage subcontractors and field crews effectively.
  • Proficiency in construction management software and scheduling tools (e.g., Procore, MS Project, Primavera, SmartSheet).
  • Excellent organizational, communication, and problem-solving skills.
  • OSHA 30 certification required; additional safety certifications preferred.

Working Conditions

  • Work is performed primarily on active construction sites.
  • Exposure to outdoor weather conditions and construction-related hazards.
  • Requires regular standing, walking, climbing stairs/ladders, and lifting up to 50 pounds.

Supervisory Responsibilities

  • Direct supervision of assistant superintendents, field engineers, and labor staff.
  • Oversight of subcontractor performance and compliance.
RESPONSIBILITIES

The duties of the Project Superintendent include, but are not limited to, the following:        

  • Project Oversight
    • Manage all phases of construction from site mobilization through project closeout.
    • Ensure work is performed in accordance with project drawings, specifications, and contractual requirements.
    • Coordinate with project management to align field operations with overall project goals.
  • Safety Management
    • Implement and enforce company and OSHA safety policies.
    • Conduct regular safety meetings, inspections, and audits to maintain a safe work environment.
    • Ensure compliance with all regulatory requirements.
  • Quality Assurance
    • Monitor construction activities to ensure compliance with quality standards and building codes.
    • Identify deficiencies and coordinate corrective actions promptly.
  • Scheduling and Coordination
    • Develop and maintain detailed short-term and long-term schedules aligned with the master project schedule.
    • Coordinate subcontractors, suppliers, and deliveries to optimize productivity and minimize delays.
    • Adjust schedules proactively to address unforeseen challenges.
  • Documentation and Reporting
    • Maintain daily logs, inspection reports, and other required documentation.
    • Provide regular progress updates to the Senior Project Manager and other stakeholders.
    • Track manpower, equipment, and material usage for reporting and forecasting.
  • Leadership and Communication
    • Supervise and mentor assistant superintendents, field engineers, and labor staff.
    • Serve as the primary point of contact for subcontractors and site personnel.
    • Resolve conflicts and facilitate effective communication among project stakeholders.
    • Liaising with and directing various trades to ensure smooth workflow.
    • Serving as the first line of defense for on-site challenges, diagnosing issues, and quickly implementing solutions.
    • Ability to build relationships and manage diverse teams.
    • Effective problem solving, conflict resolution, and decision making under tight timelines.

The position is based in Denver. 

The Project Superintendent is responsible for the overall leadership, coordination, and management of on-site construction activities for wood-frame multifamily projects. This position ensures that projects are executed safely, on schedule, within budget, and in compliance with quality standards, building codes, and company policies. The Project Superintendent serves as the primary on-site representative of the company, providing direction to subcontractors, field staff, and suppliers while maintaining effective communication with project stakeholders.
