A Project Manager is responsible for leadership and coordination for all aspects of the project and is
accountable for the project's success. This is accomplished by developing and maintaining effective
relationships with all parties involved with the project, maintaining and communicating accurate
financial details of the project, maintaining accurate documentation of the project, and by providing
support and direction for the entire project team. This is a safety sensitive position on the job site.
Job Details
● Meet or exceed Safety goals
● Work with the Project Superintendent to ensure governmental compliance such as OSHA and
EPA standards
● Prepare and present Monthly reports to Executive Management
● Accurately report the profitability on the project, maintain budgets and reports on project risks
on a monthly basis at a minimum
● Proactively manage projects; anticipate problems before they happen and work with
Superintendent and Directors to resolve them
● Follow company processes in execution of all work
● Manage time effectively; always be prepared, organized, responsive and process paperwork in a
timely manner
● Schedule and run all job site meetings except Foreman meeting
● Oversee the procurement process including submittal review
● Identify, apply for, collect and maintain all permits
● Consult with Directors on all issues that could potentially result in legal action
● Keep team members adequately informed by communicating clearly both verbally and in writing
● Document decisions and agreements in writing
● Work with the Project Superintendent to ensure the Quality Control Program is implemented
● Code and approve all invoices
● Meet or exceed profitability projections and maintain budgets
● Buy out project and write subcontracts that limit risk to the company
● Code original estimate and work with Accounting to properly set up the project
● Develop a plan to secure and enhance booked profit
● Develop a plan for financial and schedule issues, or a recovery plan for both, as required
● Manage and oversee the Change Management Program for the project
● Prepare Schedule of Values, oversee the preparation and approve Billings to Owner
● Maintain control over the general conditions and schedule of projects
● Review labor cost and job cost monthly with superintendent except when self-performing work;
then review labor cost weekly or as directed by the Process Manual
● Develop and update a detailed schedule with input from the Superintendent and Subcontractors
to address schedule items and ensure project is on schedule
● Effectively manage the timely Close Out of the project
● Prepare Punch List in conjunction with the Architect
● Prepare with Superintendent a list of "Items to Complete" near the completion of a project
● Prepare or oversee the preparation of closeout documents Develop detailed schedule with input
from Superintendent and Subcontractors
● Develop and maintain a relationship with the Owner, Architect/Engineer and Subcontractors
● Minimize/eliminate customer complaints, earn letters of recommendation from satisfied
customers, earn repeat business, consistently project accurate financials and project schedules
● Travel to attend and participate in necessary meetings, client/partner/job site visits or events
● Effectively manage client expectations and be able to say "no" nicely
● Professional interaction with clients, vendors, staff, owners and other visitors
● Actively participate in securing work for the company
● Continuously seek improvement of self and others as well as processes and quality of products
● Mentor new team members
● Responsible for engaging in opportunities to increase professional growth and development and
maintaining training requirements
