Lease Optimization/ROFR Project Manager
As part of a CENRE- Lease Optimization Team aimed towards optimizing the lease portfolio, this position is responsible for the providing leadership and support to Vendor(s) that renegotiate business terms with landlords and execute ROFRs on ***s behalf. Core responsibilities include reviewing lease terms that are submitted, overseeing the preparation of lease documentation for signature routing, and ensuring compliance with all applicable regulations. The project manager will be expected to handle a high-volume of lease renegotiations in an effective manner and function as part of a high functioning team, working cross organizational to ensure goals and objectives are met in alignment with established operating and savings targets.
Project Manager must have an attention to detail and ability to multitask. The ideal candidate must understand how to negotiate Network cell site leases and prepare documentation with complex agreement language. Project Manager should have excellent interpersonal, presentation, and communication skills and experience in large group settings. Project Manager will work primarily with the Program Manager on their team as well as submarket personnel; Transaction Review Team Attorneys and other *** personnel as needed.
Enthusiastic and motivated negotiators committed to operational excellence. Ideal candidates are knowledgeable in lease optimization techniques and must be able to effectively communicate with vendors in order to drive down costs while maintaining partnerships that serve the Network and our overall operational needs.
Communicate with Vendors: Effectively communicate with vendors and submarket leaders and our attorneys to create interest for renegotiation of site leases for rent reduction. Project Manager will contact these vendors through emails, and phone conversations. Goals and objectives will be at the individual, team and company level aligning back to overall transformation targets for Real Estate.
Prepare for Calls: PM will review weekly reports from vendor and provide notes related to where the individual amendments are in the process. Excellent notes are critical to the ability to perform this function timely and accurately.
Input Data: PM will be responsible for maintaining all communications records and negotiation results as they occur. They will ensure compliance with the policies and procedure established for all document and data storage.
Prepare Agreements: PM will be responsible for overseeing the agreement preparation process. This may include working with legal (internal and external counsel) to prepare complex amendments regarding the reduction and/or restructuring of current lease agreements and routing the documentation for signature with landlord and internal *** leadership.

Bachelors degree or four or more years of work experience.
Six or more years of relevant work experience.
Contract management or sourcing experience.
Experience reading, drafting, negotiating and managing complex agreements with significant budgets.
Even better if you have:
A degree.
Valid Real Estate License.
Customer service experience.
Experience negotiating and managing complex agreements with significant budgets.
Experience reviewing and/or preparing legal documents and/or contracts.
Data entry and/or quality control experience
