Position Summary
The Operations Manager has overall responsibility for all aspects of facility management services and operations, including laboratories, controls, and fire life safety systems. The Operations Manager is the primary point of contact for day‑to‑day operations with the client facility management team. They will cultivate a strong culture of safety and reliability while managing outside contractors to achieve 100% availability of mission‑critical infrastructure. The Operations Manager drives continual improvements in building maintenance, utility systems, fire life safety equipment, building management systems, and specialty systems.
Job Objective
This position is responsible for the overall operation of ABM’s facility management services across multiple critical facilities. This includes ensuring the safety and well‑being of employees, safeguarding company funds and property, representing the company to the client, and maintaining strong client relations that support future growth. The Operations Manager assumes total responsibility for managing all aspects of the contract.
Key Responsibilities
- Oversee all aspects of the client’s critical physical infrastructure.
- Ensure all work performed in mission‑critical space meets high‑quality standards with zero customer impact.
- Oversee development and accuracy of site‑level operating procedures and documentation.
- Supervise and escalate ABM’s response to after‑hours emergencies as needed.
- Effectively manage the operations budget and expenditures across assigned contracts.
- Manage physical assets related to the operation and maintenance of critical and non‑critical infrastructure systems.
- Resolve electrical, mechanical, BAS, EPMS, BMS, and Fire Protection issues while minimizing risk and business impact.
- Communicate operational issues promptly to management and customers.
- Serve as the single point‑of‑contact for all facility‑related issues including schedules, projects, budgets, expansion, and staffing.
- Oversee preventive maintenance inspections and provide guidance on issue resolution.
- Develop, plan, and implement annual shutdown programs for preventive maintenance activities.
- Apply technical knowledge of critical electrical and mechanical systems to prioritize, assign, track, and trend equipment history.
- Audit all CMMS databases for accuracy and completeness, produce reports, and control system access and credentials.
- Ensure compliance with Customer SLAs and Change Control activities; review and approve all system changes.
- Ensure all ABM training expectations are met and audit compliance monthly.
- Identify, evaluate, and approve all on‑site subcontractors.
- Develop preventive maintenance contract scopes of work and ensure fulfillment of contractual terms.
- Associate Degree or higher in a job‑related technical discipline or equivalent work experience.
- 5+ years electrical or mechanical experience (preferred).
- Technical school background in mission‑critical operations, high‑performance manufacturing, or relevant military experience (preferred).
- Working knowledge of purchasing processes and managing subcontractors/vendors.
- Experience using a CMMS (Computerized Maintenance Management System).
- Knowledge of computer and PLC programming, AC/DC drives, motor controls, digital meters, and recorders.
- Ability to read and interpret drawings and wire diagrams.
- Working knowledge of relevant electrical codes (local and IEEE).
- Experience determining materials required for installation work.
