**About the Role:**
Responsible for closing and/or funding mortgage loan files in accordance with investor guidelines, company policies and procedures, and state and federal regulations.
+ Ensure mortgage loan files meet clear to close requirements, all prior to document draw conditions have been cleared, and file is fully complete and in compliance.
+ Accurately prepare loan documents and deliverance of loan documents to Closing Agents.
+ Collaborate with Closing Agents for facilitation of signing appointments and return of final documents to Funding.
+ Ensure mortgage loan files meet clear to fund requirements, that all prior to fund conditions have been cleared, and that files are fully complete and in compliance.
+ Validate fees on Final Closing Disclosure; approve and request wires. Communicate corrections or changes required from Closing Agents, MLOs, processing or underwriting associates, ensuring files remain in compliance.
+ Deliver excellent data integrity and accuracy while maintaining service level agreements and regulatory compliance.
+ Ensure work is performed as required by Bank, Investor, and regulatory compliance guidelines.
+ Partner and collaborate with HL associates to ensure open communication, timely responses, expedient and accurate trailing condition gathering and clearing, and a superior customer experience.
+ May assist with coaching, mentoring, or training others; teaching coursework as a Subject Matter Expert or acting as a resource for others Home Lending associates as needed. May identify opportunities for continuous improvement.
+ Demonstrates compliance with all bank regulations for assigned job function and applies to designated job responsibilities - knowledge may be gained through coursework and on-the-job training. Keeps up to date on regulation changes.
+ Follows all Bank policies and procedures, compliance regulations, and completes all required annual or job-specific training.
+ Maintain a working knowledge of Bank's written policies and procedures regarding Bank Secrecy Act, Regulation CC, Regulation E, Bank Security and other regulations as applicable to this job description.
+ Actively learns, demonstrates, and fosters the Columbia corporate culture in all actions and words.

**About You:**
+ H.S. Diploma or GED required.
+ 4-7 years - previous loan closing experience and strong knowledge of mortgage banking and the requirements for all types of loans required.
+ Encompass preferred.
+ Must know legal requirements including title deeds, etc.
+ Requires experience with all loan types including FHA, VA, GNMA, FNMA, FHLMC, State Bond Programs, Fannie Mae, and Freddie Mac.
+ In-depth knowledge of regulatory requirements and Columbia Bank specific requirements and their implementation.
+ Advanced written and verbal communication and presentation skills.
+ Excellent attention to detail skills
+ Ability to work effectively with individuals and groups across the company to manage customer relationships.
The pay range for this role is $25.00 to $33.00.
The pay rate for the selected candidate is dependent upon a variety of non-discriminatory factors including, but not limited to, job-related knowledge, skills, and experience, education, and geographic location. The role may be eligible for performance-based incentive compensation, and those details will be provided during the recruitment process.
