Maintenance Supervisor - Unit Turn Specialist (Union, NJ 07083)

We are currently looking for a Full Time Maintenance Supervisor who is well versed in all aspects of maintenance to join a team to help manage a large apartment community with over 1100 units. Must be able to work well with others with effective communication, time management, follow-up, work order processes, unit turn management and preventative maintenance.

• Direct workers and manage the unit turn process.
• Maintain and upkeep of all preventative maintenance inspections and vacant unit repairs.
• Inspect vacant units to determine repair needs and re-inspect along completion milestones for quality standards and compliance verification.
• Establish and adjust unit turn procedures to meet schedule goals to minimize vacancy.
• Confers and collaborates with other supervisors to coordinate activities of individual departments.
• Participate in on-call rotation instructed by director.
• Manage vendor relationships for favorable pricing negotiations and aggressive scheduling commitments.
• Supply ordering and management for all maintenance.
• Analyze and resolve work problems, or assist workers in solving work problems.
• Maintain property grounds.
• Performs other related duties assigned.
• Participate in snow removal.
• Maintain property tools/materials for loss prevention and supply management.
• Able to perform all aspects of maintenance such as plumbing, painting, carpentry, electrical and tile.
