Job Description: Maintenance Supervisor
Job Title: Maintenance Supervisor
Reports To: Director of Operations
Classification: Exempt

Position Summary:
In alignment with the Mission and Principles of Covenant House Texas, the Maintenance Supervisor is a hands-on leader responsible for the overall upkeep, safety, and functionality of the organization’s physical facilities and vehicles. This includes supervising maintenance staff, managing repairs, coordinating with vendors, and ensuring all buildings and systems meet health, safety, and compliance standards. The Maintenance Supervisor plays a vital role in maintaining a secure and welcoming environment for youth, staff, and visitors.  

Key Responsibilities:
Facilities & Operations:
  • Oversee and complete daily maintenance and repair of eight buildings, including HVAC, plumbing, electrical, appliances etc. 
  • Conduct regular facility inspections and respond promptly to maintenance requests and emergencies.
  • Ensure compliance with building codes, fire safety, and health regulations.

Travel Requirement:
You may be required to travel between multiple sites, sometimes on a daily basis, using your own vehicle or a company vehicle, if one is available. Mileage reimbursement will be provided in accordance with organizational policy when a personal vehicle is used for work-related travel.

Staff Supervision:
  • Lead, train, and evaluate maintenance team members.
  • Schedule preventative maintenance and daily tasks.
  • Promote a professional, safe, and respectful work culture.

Preventative Maintenance:
  • Develop and implement a preventive maintenance plan for all systems and equipment.
  • Maintain records of inspections, servicing, and warranties.
  • Ensure the availability of necessary supplies and tools.

Fleet Management:
  • Oversee maintenance, registration, and compliance of organizational vehicles.
  • Address repair needs reported by staff.

Vendor & Contractor Coordination:
  • Source, schedule, and supervise third-party service providers.
  • Negotiate contracts and ensure quality and timely completion of outsourced work.
  • Procure cost-effective materials and tools.

Renovations & Capital Improvements:
  • Plan and manage facility upgrade projects in collaboration with leadership.
  • Monitor budgets, timelines, and compliance during renovations.

Budget & Reporting:
  • Assist with maintenance budget planning and cost control.
  • Track and report maintenance activities and expenditures.
  • Maintain accurate records of work orders, inspections, and service logs.

Safety & Emergency Response:
  • Implement and enforce safety protocols.
  • Maintain emergency systems, fire extinguishers, exits, and signage.
  • Ensure a safe and hazard-free environment for staff and residents.

Qualifications:
Education & Experience:
  • High school diploma or equivalent required; technical certifications preferred.
  • Minimum 5 years “hands-on” in facility or building maintenance, including 2+ years in a supervisory role.
  • Experience in nonprofit or shelter environments is a plus.

Skills & Competencies:
  • Strong knowledge of HVAC, electrical, plumbing, and general maintenance.
  • Must be able to patch drywall, paint, and complete basic carpentry and plumbing repairs.
  • Ability to lead a team while working independently on complex repairs.
  • Excellent organizational, troubleshooting, and project management skills.
  • Effective communication with staff, vendors, and residents.
  • Knowledge of OSHA, local safety codes, and ADA requirements.

Physical Requirements:
  • Able to lift up to 50 lbs and perform manual labor.
  • Comfortable with climbing, kneeling, bending, and working in confined or elevated areas.
  • Must work both indoors and outdoors in various conditions.

Work Conditions:
  • Full-time role; standard hours with some evening/weekend or on-call responsibilities.
  • Occasional emergency response outside of regular hours may be required.
