Summary:

• Oversee and perform maintenance operations for a residential apartment community.
• Ensure the property remains safe, functional, and visually well-maintained.
• Diagnose and repair HVAC, plumbing, electrical, and carpentry issues.
• Complete work orders and unit turns within required timelines.
• Maintain community standards in alignment with Property Manager expectations.

Responsibilities:

• Perform a variety of residential service repairs in a timely and professional manner.
• Prioritize and complete work orders within a 48-hour goal period.
• Complete punch-outs to ensure all units are make-ready within 5 business days.
• Participate in the on-call rotation with the maintenance team.
• Maintain grounds daily and conduct building exterior checks.
• Keep maintenance shop clean and organized.
• Perform preventative maintenance and maintain pool and snow logs.
• Perform seasonal duties including snow removal (winter) and watering flowers (summer).
• Ensure safety equipment is current and in stock.

Requirements:

Desired Work Experience:

• 1–3+ years of experience as a Maintenance Supervisor or Manager
• Experience completing work orders, punch-outs, and turns
• Experience working with residential parts and appliances

Special Certifications Needed:

• HVAC/EPA Certification
• Valid driver’s license
• Ability to pass MVR, background check, and drug screening

Additional Qualifications:

• Experience with HVAC maintenance, troubleshooting, diagnosis, and installation
• Light plumbing, electrical, brazing, and carpentry experience
• Ability to work on-site and participate in on-call rotation
