**Job Title: Maintenance Director for Senior Living Community**

**Job Overview:**

We are seeking a dedicated and experienced Maintenance Director to manage and oversee maintenance operations at our Senior Living Community. The ideal candidate will ensure the safety, comfort, and well-being of our residents by leading a team responsible for maintaining building operations, infrastructure, and amenities. This role requires a proactive leader with strong technical skills, excellent communication abilities, and a commitment to creating a safe and welcoming environment for residents and staff.

**Key Responsibilities:**

- Develop and implement a comprehensive maintenance program that ensures optimal operational efficiency and complies with all applicable regulations and standards.
- Supervise and coordinate the activities of the maintenance team, providing guidance, training, and performance evaluations.
- Oversee routine and preventive maintenance tasks, including plumbing, electrical, HVAC systems, carpentry, painting, and landscaping to maintain the community's facilities.
- Collaborate with community leadership to develop budgets, manage expenses, and prioritize maintenance projects and repairs.
- Respond promptly to maintenance requests and emergencies, ensuring quick and effective resolution while minimizing disruption to residents.
- Conduct regular inspections of facilities and equipment, identifying potential issues and implementing timely solutions.
- Maintain accurate records of maintenance activities, repair requests, and inventory of supplies and equipment.
- Establish and maintain relationships with external vendors and contractors to secure cost-effective and quality services.
- Ensure adherence to safety protocols and promote a culture of safety among team members and residents.
- Participate in community events and meetings to foster relationships with residents and staff, advocating for and understanding their needs.

**Qualifications:**

- High school diploma or equivalent; vocational or technical training in maintenance-related fields is preferred.
- A minimum of 5 years of experience in facilities management or maintenance, with at least 2 years in a supervisory role.
- Solid knowledge of building systems, maintenance practices, and applicable codes and regulations.
- Strong leadership skills with the ability to motivate and develop a team.
- Excellent problem-solving skills and attention to detail.
- Effective communication and interpersonal skills, with the ability to interact constructively with residents, staff, and vendors.
- Proficiency with maintenance management software and Microsoft Office suite.
- Availability to respond to on-call emergencies and work flexible hours as needed.
