We are seeking an experienced and reliable Lead Maintenance Technician to oversee day-to-day maintenance operations at a multifamily residential property in Austin, Texas. The ideal candidate is hands-on, safety-focused, and capable of leading maintenance activities to ensure the property is well-maintained, compliant, and providing a high-quality living environment for residents.
Key Responsibilities
Lead and perform routine, preventive, and emergency maintenance for residential units and common areas
Diagnose and repair HVAC, plumbing, electrical, appliance, carpentry, and mechanical issues
Supervise and coordinate work assignments for maintenance staff or vendors as applicable
Ensure all work orders are completed accurately and in a timely manner
Conduct unit turns, make-ready work, and inspections to meet company and regulatory standards
Maintain compliance with OSHA, Fair Housing, and company safety policies
Monitor inventory of tools, equipment, and supplies; submit purchase requests as needed
Respond to after-hours emergency maintenance calls on a rotating on-call schedule
Maintain accurate maintenance records and documentation
Communicate effectively with the Community Manager regarding property needs, repairs, and capital improvements
Qualifications
High school diploma or equivalent required
Minimum 3-5 years of multifamily maintenance experience preferred
Prior experience in a lead or supervisory maintenance role strongly preferred
EPA Universal Certification required (or ability to obtain within a specified timeframe)
HVAC, electrical, and plumbing experience required
Strong troubleshooting and problem-solving skills
Ability to work independently and manage multiple priorities
Valid driver's license and reliable transportation
Ability to lift up to 50 pounds and perform physical job duties
Preferred Skills
Experience with work order systems and preventive maintenance programs
Strong customer service and communication skills
Knowledge of local building codes and safety regulations
Bilingual (English/Spanish) a plus
