System One is seeking a mid-level Project Manager with a strong construction management background to support a portfolio of facilities projects while also serving as a cost engineering / cost management resource on larger capital projects at our Irvine location. This role will manage multiple small-to-midsize facilities projects ($500K–$10MM) within an operating facility environment and must be capable of transitioning into a dedicated cost engineering role on large-scale capital projects as business needs dictate. The ideal candidate has 5–7 years of experience in construction management, project controls, or cost engineering and is comfortable operating in both execution and controls-focused environments.
This position offers exposure to both hands-on facilities project execution and large-scale capital project controls. It is ideal for a construction professional who wants to broaden their skillset across both delivery and cost engineering disciplines while working in a stable, established facility environment.

Employment type: Full-time, Contract opportunity through Q1 2028
Pay rate range: $75 - $90/hr. Salary will be commensurate with experience.
Work location: Hybrid, 2 days onsite

Key Responsibilities
Facilities Project Management (Primary Function)
Manage a portfolio of facilities projects ranging from $500K–$10MM.
Lead projects from scope definition through design, procurement, construction, commissioning, and closeout.
Develop and manage project budgets, schedules, and forecasts.
Coordinate with internal stakeholders, facility operations teams, engineers, and contractors.
Manage contractor performance, change orders, and risk mitigation.
Ensure compliance with safety, quality, and operational requirements in an active facility environment.
Provide regular cost, schedule, and performance reporting to leadership.
Maintain detailed documentation and project controls systems.
Cost Engineering / Project Controls (Large Capital Projects)
When assigned to larger projects, this role will transition into a cost-focused position responsible for:
Cost estimating and budget development.
Cost tracking, forecasting, and variance analysis.
Change management and contingency analysis.
Earned value analysis (EVA) and performance reporting.
Development and maintenance of cost reports and dashboards.
Support of schedule development and integration with cost reporting.
Coordination with Project Controls, Engineering, and Finance teams.
Required Qualifications
5 – 7 years of experience in construction management, project management, or project controls.
Experience managing projects within an operating facility environment.
Strong understanding of construction cost control and budgeting principles.
Experience with projects in the $500K–$10MM range.
Proficiency in cost tracking, forecasting, and reporting.
Experience managing contractors and subcontractors.
Strong working knowledge of project lifecycle management.
Preferred Qualifications
Experience in industrial, manufacturing, life sciences, or capital project environments.
Exposure to EPC project delivery models.
Experience supporting large capital projects ($50MM+).
Proficiency with project controls systems (e.g., Primavera P6, SAP, Procore, or similar).
Bachelor’s degree in Construction Management, Engineering, or related field.
PMP, CCM, or related certification a plus.
