This role leads all preconstruction activities from site control through bid award, ensuring each project is thoroughly evaluated, engineered, scoped, and competitively procured. The Director of Preconstruction serves as the central technical and strategic partner between development, engineering, and subcontractor partners to bring each project to a build-ready state.

Our client is a well-established, privately held development firm with an in house General Contractor arm with a strong track record of delivering large-scale, Wood Frame Multifamily projects across New Jersey. Known for long-term stability, an entrepreneurial culture, and significant in-house expertise, the company continues to expand its pipeline and is investing heavily in strengthening its preconstruction capabilities.

Description

  • Lead all preconstruction activities once a site is formally under contract.
  • Manage early-phase engineering evaluation, including geotechnical studies, utility assessments, environmental considerations, and constructability reviews.
  • Coordinate with internal engineering teams and external partners to refine site design and prepare complete development-level documentation.
  • Review drawings and project plans, providing strategic input to define scope, sequencing, materials, and cost drivers.
  • Prepare detailed scopes of work for all major trades.
  • Manage the entire bidding process, including bid solicitations, leveling, interviews, and qualification of subcontractors.
  • Recommend and procure subcontractors based on clear evaluation criteria and project priorities.
  • Serve as a key advisor to development leadership on cost, schedule, feasibility, and risk mitigation during preconstruction.
  • Oversee at least one direct report and provide ongoing mentorship and leadership to junior team members.

Profile



The Successful Candidate

    • Minimum 10+ years of experience in preconstruction, construction management, or engineering within commercial, residential, or mixed-use development.
    • Demonstrated experience managing at least one direct report or project team.
    • Strong technical background with the ability to interpret drawings, evaluate site conditions, and lead early-phase engineering processes.
    • Deep understanding of subcontractor markets in the NJ/NY region and experience running competitive bid processes.
    • Not purely an estimator-this person must think holistically about design, engineering, constructability, and procurement strategy.
    • Strong communicator, collaborator, and problem solver with the ability to work cross-functionally.
    • Highly organized, comfortable owning the entire preconstruction cycle, and capable of influencing key decisions.
