Description

The Successful Director of Preconstruction Will:

  • Lead all preconstruction activities, overseeing estimating, budgeting, constructability reviews, scope development, and early‑phase client interactions.
  • Develop accurate conceptual and detailed estimates across a wide range of commercial renovation, restoration, and improvement projects.
  • Drive preconstruction strategy, pricing methodology, risk analysis, and value‑engineering recommendations.
  • Collaborate closely with operations, field leadership, and internal specialty divisions (e.g., roofing, coatings, concrete/asphalt) to ensure alignment and accurate project planning.
  • Manage client expectations during early design phases, delivering clear communication, detailed pricing, and well‑defined scopes of work.
  • Implement and refine standardized preconstruction workflows, tools, and best practices to improve accuracy, efficiency, and predictability.
  • Support business development by participating in proposals, presentations, scope walkthroughs, and client meetings.
  • Prepare and deliver budgets, bid packages, schedules, procurement plans, and early project documentation that enables seamless turnover to construction teams.
  • Mentor and guide estimators and preconstruction staff, helping grow internal capabilities and developing next‑generation talent.

Profile

The successful candidate is a seasoned preconstruction leader with deep experience in commercial renovation, restoration, capital improvement, or mid‑sized construction projects. They excel at early‑phase project strategy, conceptual estimating, budget validation, and client communication. This individual understands how to evaluate diverse scopes-including envelope repairs, structural upgrades, interior renovations, roofing, waterproofing, and site/civil elements-and can translate incomplete design information into accurate, defensible pricing.

They are highly organized, analytical, and collaborative, with the ability to work cross‑functionally across multiple internal divisions. Experience managing teams, standardizing processes, or improving estimating systems is highly beneficial. The ideal candidate brings strong leadership presence, excellent communication skills, and the ability to build trust with clients during the earliest stages of a project.
