Position Overview:

The Director of Acquisitions and Transitions will lead the diligence on operational underwriting and execution of acquisitions across the Student Housing and BTR portfolios. This role is also responsible for overseeing all aspects of property transitions into Core Spaces’ operating platform, ensuring a smooth and successful onboarding of newly acquired or managed assets. The ideal candidate has deep real estate investment experience, exceptional project management skills, and the ability to work cross-functionally with internal and external stakeholders.

 

What You Will Do:

Acquisitions

  • Lead end-to-end acquisition efforts, from underwriting through due diligence and closing
  • Develop and improve the due diligence process and closing process from an operational perspective
  • Develop operational strategies that align with Core Spaces’ long-term portfolio goals
  • Collaborate with investments, sales, revenue optimization and operations teams to assess viability of prospective assets
  • Conduct market analysis and risk assessments for both student housing and BTR sectors

Transitions

  • Oversee the full transition process for new and recapitalized assets – integrating into Core’s operating model
  • Oversee the disposition process for transactions
  • Coordinate with internal teams across operations, marketing, technology, HR, and accounting to ensure readiness
  • Develop and implement transition timelines, checklists, and communication plans
  • Ensure compliance with regulatory, brand, and operational standards during transitions
  • Evaluate transition performance and apply learnings to improve future processes

Leadership & Strategy

  • Lead cross-functional transition teams, assigning roles and responsibilities to ensure accountability
  • Provide training and mentorship to transition support staff
  • Support executive leadership in strategic planning and portfolio alignment
  • Monitor KPIs and benchmarks to measure acquisition and transition success

Other

  • Travel will be required as necessary

Ideally, You'll Have:

  • Bachelor’s degree preferred; MBA or related advanced degree is a plus but not required.
  • Experience, with a focus on acquisitions, 10+ years of property management experience
  • Experience in transitions of owned or managed assets
  • Deep knowledge of student housing, BTR, or multifamily real estate markets
  • You'll crush it if you have experience with
  • Strong financial modeling, valuation, and underwriting skills
  • Excellent project management and cross-functional leadership abilities
  • Effective communicator with strong presentation and negotiation skills
  • Experience with Entrata and Yardi Software’s

Pay Range: USD $135,000.00 - USD $145,000.00 /Yr. Additional Compensation: Employees may be eligible for discretionary bonuses, typically 20% of base salary annually, depending on individual and organizational performance. Compensation Disclosure:

The compensation range listed reflects the base salary or hourly rate that we reasonably and in good faith expect to offer for this role at the time of posting. Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.

This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance. Benefits may include health insurance, retirement plans, paid time off, and other role-based offerings, subject to eligibility requirements.
