As a Project Manager, you will be the driving force behind the daily execution of our residential builds, ensuring that your assigned projects meet our high standards for quality, timeliness, and budget. Your leadership will be crucial in managing trade partners, maintaining safe and efficient job sites, and fostering strong relationships with homeowners. This role is ideal for someone who is highly organized, hands-on, and possesses a strong background in residential construction with a keen eye for detail.

Key Responsibilities 

• Project Execution & Scheduling: Manage day-to-day project timelines, maintain and update accurate schedules in Buildertrend, identify potential bottlenecks early, and implement solutions to keep builds on track.
• Financial & Budget Management: Monitor project budgets on-site, audit cost sheets, accurately track and verify change orders, and ensure adherence to financial targets without compromising quality.
• Quality Assurance & Site Management: Enforce strict quality standards, maintain clean and safe job sites, troubleshoot daily project-specific issues, oversee project closeout procedures, and ensure a smooth handover to the Warranty Manager.
• Subcontractor & Vendor Coordination: Manage daily relationships with vendors and subcontractors, schedule trades effectively, ensure accountability for work quality, and resolve on-site conflicts or delays.
• Homeowner Communication: Serve as the primary point of contact for your clients, providing regular updates, conducting site walkthroughs, and delivering an exceptional, well-guided customer experience.
• Reporting & Documentation: Maintain all project documentation in Buildertrend, report progress and escalate major issues to the Director of Construction, and coordinate seamlessly with the purchasing and design departments.

Qualifications 

• Education: Bachelor's degree in Construction Management, Architecture, Engineering, or a related field (preferred but not required).
• Experience: 5+ years of direct experience as a Project Manager or Superintendent in the residential homebuilding industry.
• Industry Knowledge: In-depth, practical knowledge of residential construction processes, building codes, and industry best practices.
• Leadership: Demonstrated ability to coordinate and lead on-site crews, subcontractors, and trade partners to achieve performance goals.
• Skills: Strong organizational, analytical, and problem-solving skills, with the ability to manage multiple projects and priorities in a fast-paced environment.
• Communication: Excellent communication abilities, both verbal and written, with a strong focus on customer service.
• Tech Proficiency: Proficiency with construction management software (Buildertrend heavily preferred), as well as Microsoft Word and Excel.
• Requirements: Valid driver's license with reliable transportation, a clean driving record, and the ability to pass a background check and drug screen.

Compensation & Benefits 

• Job Type: Full-time, W-2 position
• Pay: $90,000 to $100,000 base salary, depending on experience
• Bonuses: Annual performance-based bonuses tied to project results, profitability, and client satisfaction
